This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Walls closer than 5 ft to the property line need to be of 1-hour construction. Provide a detail and a reference to it approval for the 1-rating.
Where are the shear walls? The designation shows per plan, but nothing shown on plans.
Provide an emergency escape from the bedroom. Show that the opening sixe and sill height are in compliance.
Each unit must be provided with a heater.
Provide title 24 energy calcs.
The unit must comply with the California green building code, show compliance.
Plans show an easement, please provide documents to show whom the easement is to and what for, easement beneficiary might have to provide a letter of approval for the proposed construction.
The proposed construction must comply with the lateral bracing for residential construction. Otherwise, structural calcs for lateral design must be provided.
Please note, there is no lateral bracing at the back of the garage where the new windows are proposed.
Show all existing and new footing, the unit must have a perimeter footing.
What do you mean by shear option?
What a vapor area is as indicated on the plans? Provide a copy of the plans/permit where it is called at.
Is there a layer of visqueen underneath the existing slab? Is the slab being made level?
