All final drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (714-647-5804). Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.Show the complete legal description and assessor's parcel number on the plans.Provide and show on the plans, house street number visible and legible from street. (Minimum 4”High x 1” Wide) CRC R319Provide note on architectural floor plan for existing wall legend that existing walls of existing garage to be altered to install R15 insulation.For proposed instantaneous water heater located in new bath room refer to 2016 CMC for approved locations and 2016 CEC for electric. Instantaneous water heater located in new bath room is not permitted, gas or electric. Show location of washer as required and noted by planning department for ADU including foundation, framing and roof plan for entrance. Provide a weep screed for stucco at the foundation plate line a minimum of 4 inches above the earth or 2 inches above paved areas. (2512.1.2)Provide detail for door landing for exit door of new ADU.Shower compartments and walls above bathtubs with shower heads installed shall be finished with a smooth, nonabsorbent surface to a height of not less than 72” above the floor. (CRC R307.2) Show how existing garage floor is modified to comply with followings: CBC Section 1910.1. A 6-mil (0.006 inch) polyethylene vapor retarder with joints lapped not less than 6 inches shall be placed between the base course or subgrade and the concrete floor slab, or other approved equivalent methods or materials shall be used to retard vapor transmission through the floor slab. Refer to attached 2016 GalGreen Form and provide a copy on the drawings. Please complete each Form and paste on each set of drawings.The residence shall conform to the State Energy Conservation Standards. Please refer to red marks on drawings and correct floor area of SDU. The energy plan check consultant must also complete the attached “Energy Conservation Plan Check Consultant Qualification Statement”. Submit calculations for lateral analysis by California licensed engineer or architect and revised drawings to show compliance. Incorporate results of structural calculations into drawings prior to re-submittal and drawings and calculations to be signed and stamped by responsible engineer/architect. On the drawings, provide Nailing Schedule in conformance with CRC Table R602.3.
