All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Resubmit 3corrected sets of plans.(When needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 714-647-5800 for information and submittal requirement.CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect and registered civil engineer.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department (OCFA) approval on the corrected/final sets of drawings (714-573-6162)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceReference Sheet number 1 of 1, floor plan, showing two notes, indicating “lift to be installed in this area” and “This stairway to be removed”, Clarify if both notes are to be part of this permit and submit complete architectural and structural calculations and drawings including justification for stairway to be removed when part pf exiting system. Additional plan check comments to follow. Provide a key or legend to identify existing and new walls, rooms etc. Clarify what is the red line, yellow line and other walls shown on the drawings. Show what is existing and what is new as part of this permit. Please void or label existing when not applicable to this permit. Additional comments may apply.Provide a note on the drawings indication the scope of work and remove, details, notes or drawings not applicable to this permit.
Show location of exit door/s and distance from new racks to exit doors. Show exit access travel distance per Table 1006.3.2 (2) of 2016 CBC.

S-1 29 / 75’-0”Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers. On the drawings, indicate material name to be stored on the racks.Occupancies using hazardous materials are subject to special requirements. It is the applicant’s/owner’s responsibility, PRIOR TO SUBMITTAL, to make this known to the Building, Planning and Fire Departments (OCFA). When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications. Existing occupancy is S-1 based on City records. Indicate spacing between racks on the drawings. Every portion of every building in which is installed equipment, or similar materials shall be provided with aisles leading to an exit. Every aisle shall not be less than 36” wide if serving only one side, and not less than 44” wide if serving both sides. Show compliance on the drawings. Drawings and structural calculations is based on 6” existing slab and existing 4000 psi concrete. Is this verified with existing as built drawings? Please clarify. Steel storage racks and their anchorage, where the importance factor is equal to 1.5 in accordance with Section 15.5.3 of ASCE 7.Note on the drawings locations and inscriptions of 50 square inch minimum size permanent plaques installed in conspicuous locations, showing the maximum permissible unit load in clear, legible print. Drive-in, drive-through, and stacker racks shall be anchored to the floor by anchor bolts capable of resisting the horizontal shear forces caused by the horizontal and vertical loads on the rack.
