Provide calculation on the drawings to show the requirements of CBC Section 1005 for the minimum stairs width and exit access doors to stairs to meet the code required sizing. (Required stairway sizing = 1024 X .3” = 307.2” >> width of stairs provided. Also, exit access door width = 1024 X .2” = 204.8”). Provide structural calculation for the proposed use of this building to show compliance with CBC Table 1604.5 for the updated “RISK CATEGORY” of III for: “ building or other structure containing educational occupancies for students above the 12th grade with an occupant load greater than 500”. In the calculation the important factor of I=1.25 per table 1.5-2 of ASCE7-10 shall be used.Provide structural calculation for the existing floor to justify the floor can resist the storage loading for room # 281 and 100PSF of live load for “student lounge” room and all the hallways.Provide 48” clear space per Section 11B-404.2.6 between doors in the series in the existing restroom doors shown in detail # 2/A-0.7.See red marks on detail 1/A-0.7 for typical “accessibility mountain height”.Per Section 11B-404.2.4.3, provide 12” min maneuvering clearance at the existing door to stair # 1 and the proposed partition. See sheet A-2.0A of the drawing.Show compliance with Section 1005.7.1 for the proposed door # 272 into existing stair as shown on sheet A-2.0-C. (Doors when fully opened, shall not reduce the required with of exit by more than 7”.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Please update the type of construction on cover sheet of drawingsto reflect the original records for this building.Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers.Occupancies using hazardous materials are subject to special requirements. It is the applicant’s/owner’s responsibility, PRIOR TO SUBMITTAL, to make this known to the Building, Planning, or Orange County Fire Authority.Provide complying exiting plan for the “reminder” area of the second floor. Note the use of adjacent units.CBC Section 1004.3, Posting of occupant load. Every room or space that is assembly occupancy shall have the occupant load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or authorized agent.An exit access shall not pass through a room that can be locked to prevent egress. Please provide a clear note on the drawings that door # 202 leading to “EXEC. GALLEY” will not be equipped with any locking hardware that can be locked from “EXEC. GALLY” side.Provide some means of separating the exit path from the door # 202 leading to stair # 1 to insure that this exit access will not be blocked at any time. Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. This includes gates which must show compliance with CDB Section 1010. Update drawings to include the first floor plan to show compliance.CBC Section 1010, Exit doors shall swing in the direction of exit travel when serving any hazardous area or when serving an occupant load of 50 or more. Show compliance for the pair of existing doors from reception area into the existing building lobby. See red marks on the drawings.Panic hardware shall comply with CBC Section 1010.1.10. Panic hardware shall be provided as required by CBC for: - An assembly occupancy with an occupant count > 50. - Clearly call out on the door schedule that all exit access and exit doors serving the “STUDENT LOUNGE” and “EMPLOYEE BREAK” rooms are equipped with Panic hardware.The width of the level area on the side to which the door swings shall extend 24” past the strike edge of the door for exterior doors and 18” past the edge for interior doors.The upper approach and the lower tread of each interior stair shall be marked by a strip of clearly contrasting color at least 2” wide placed parallel to and close to (not more than 1” from) the nose of the step or landing to alert the visually impaired. The strip shall be of material that is at least as slip-resistant as the other treads of the stairs.Handrails for stairways and ramps shall be adequate in strength and attachment in accordance with CBC chapter 16. Show compliance on the drawings.Stairways shall have handrails on each side and shall comply with Section 1011.11. show compliance on the drawings.Handrails shall extend a minimum of 12” beyond the top nosing and 12”, plus the tread width, beyond the bottom nosing. At the top, the extension shall be parallel with the floor or ground surface. At the bottom, the handrail shall continue to slope for a distance of one tread width from the bottom riser; the remainder of the extension shall be horizontal. Show compliance on the drawings.CBC Section 1008.2.1, Requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.Entrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.Show compliance on the drawings.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11-247.Show compliance on the drawings.Drinking fountains serving the area of new work shall be accessible. CBC Section 11B-211.2 & 11B-602 and California Plumbing Code. Detail 2/A-.07 shows only a single drinking fountain. Revise the drawing to Show compliance.For the reception area and the other counters for this project show compliance with CBC Section 11B-904.4.Counter that is at least 36” long and no more than 28 to 34” high.Provide complete structural calculations and drawings for suspended ceiling systems showing compliance with Section13.5.6.2.2 of ASCE 7-10.Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A table of contents must be provided and pages must be numbered for referencing purposes. Resubmit revised calculations showing compliance.A key plan must be provided for the structural members designed on all pages of calculations so that the calculations and plans may be correlated.See other red marks on the drawings.
