Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plan check fees.
All final drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (714-647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.Please refer to CRC Table R302.1 (1), for allowable window area when exterior wall is located at 4’-0” from property line. Show wall area calculations on the drawings for justification. Walls of dwelling units and accessory buildings without an automatic residential fire sprinkler protection with a fire separation distance less than 5 feet are required to have a full one hour rating. (CRC Table R302.1 (1)) Call out fire rating and wall assembly on the drawings. Indicate the parapet is one hour fire rated (See item #9) and provide a copy of fire assembly on the drawings.
Provide existing and proposed contours/spot elevations to indicate general site slope and drainage pattern. (CBC 107)every sleeping room in dwelling units must have a window or exterior door for an emergency exit, sill height not more than 44 inches above the floor, 5.7 square feet of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court. Indicate distance from proposed addition to existing garage and provide fire rated exterior wall when less than 10”-0” distance is provided. All new construction, interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000, or when one or more sleeping rooms are added or created, the entire dwelling shall be provided with smoke detectors located as required for a new dwelling. (CRC R314.3) All new construction, Interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000,, an approved carbon monoxide alarm shall be installed in dwelling units and in sleeping units within which fuel-burning appliances are (R315)Shower compartments and walls above bathtubs with shower heads installed shall be finished with a smooth, nonabsorbent surface to a height of not less than 72” above the floor. (CRC R307.2)Fireblocking is required in concealed spaces 10’ o.c. horizontal, vertically at the ceiling and floor levels, connections between horizontal and vertical spaces, concealed spaces between stair and landing, openings around vents, pipes, ducts, cables, wires, chimneys and fireplaces. (CRC R302.11)"Provide detail of roof construction assembly (CRC 902.1) and Provide minimum 2% slope at flat roof and deck and Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806. Provide roof drain detail and indicate size of scupper or floor drain with overflow when parapet wall is provided. Provide details of roof drain and overflow. Overflow drains shall have separate independent piping and have an inlet flow line locate 2” above the low point of the roof. Overflow scuppers shall have an area 3 times the roof drain, a minimum opening height of 4”, and have an inlet flow line located 2” above the low point of the roof. (CRC R903.4.1).Reference Sheet ST-1, “Section A”, provide enlarge detail for roof area of existing and new roof and provide dimension for height and show positive connection. Also revise framing to match T-24 energy calculations and clarify if existing house is design with roof trusses.Provide existing roof framing including location/s of hip, valley and show how the new and existing roof is tied together. Additional plan check comments may apply. Please review the framing plan to match architectural drawings as well. Provide dimension for floor/foundation and roof framing to match calculations. Check span of 4x6 girders for span of 7’-0” and specify species of girder and floor joist.
On the drawings, provide Nailing Schedule in conformance with CRC Table R602.3(1).For plywood roof diaphragm specify thickness, grade, T&G edges, panel span rating, nailing schedule and panel layout pattern. Section 2305, 2016 CBC.
In lieu of soils investigation report per Sections 1803.6 of the 2016 California Building Code and City of Santa Ana internal policy, revise structural calculations for minimum foundation/footing design requirements for small projects as follows:
- Allowable foundation pressure not to exceed 1000 PSF.
- Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom.Provide Shear wall at line “A” as shown on the drawings Sheet ST-1. Rotational analysis is required when shear walls on 3 sidesof room addition is provided. Rotational analysis is not required when all 4 sides of addition are designed with shear wall.The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
- Signed Energy Efficiency Documents must be printed on the plans.
- The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
- The energy plan check consultant must also complete the attached “Energy Conservation
Plan Check Consultant Qualification Statement”.Designer and documentation author cannot be the same person. Please show dimensions for proposed water heater as shown on Sheet A-3 and show required dimensions required by manufacture and 2016 CMC. Show location of heating equipment on the plan for new addition. Interior spaces intended for human occupancy shall be provided with heating facilities capable of maintaining a room temperature of 68 degrees Fahrenheit at a point 3 feet above the floor and 2 feet from exterior walls in all habitable rooms. (CRC R303.8)
33. Refer to attached 2016 CalGreen Form and provide a copy on the drawings. Please complete each
Form and paste on each set of drawings.
Refer to attached SB 407 information Sheet and show compliance on the drawings.
MECHANICAL (FYI)- Provide combustion air for a water heater and/or an FAU located within 12 inches of top and bottom of the compartment. (CMC 701.10(4&6) & 701.3) - Provide a 3-inch clearance on all sides, back and top and 6 inches in front of the furnace and water heater. (CMC 904.2) - Revise plans to indicate how separate combustion air is provided for FAU located in attic. (CMC 701.3) - Show exhaust hood and exhaust vent above cooking appliances at the kitchen. (CMC 504.2) - Show how the dryer will be vented to the outside air. (CMC 504.3) - The maximum length of a dryer vent is 14 feet with two bends. Two feet shall be decreased for each bend more than two, unless approved by the Building Official. (CMC 504.3.2.2) - A dryer compartment shall be provided with a minimum opening of 100 square inches for makeup air in the door or by other approved means. (CMC 504.3.2)
