All final drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (714-647-5804). Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, to take the School District to verify the scope of the work and floor area. - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.Show the complete legal description and assessor's parcel number on the plans. In addition to other fees, a "Park Acquisition and Development Fee" in the amount shown below shall be required pursuant to a resolution of the City Council for the Recreation and Community Services Agency; net addition of two bedroom(s).Provide and show on the plans, house street number visible and legible from street. (Minimum 4”High x 1” Wide) CRC R319 Show one hour rated wall for existing garage where identified on red mark drawings. 5/8” Type “X” dray wall to be added to inside of garage wall and to be full height to bottom of roof sheeting. Provide detail for door landing for exit door of new ADU including stairway. Show location on architectural and structural drawings. Shower compartments and walls above bathtubs with shower heads installed shall be finished with a smooth, nonabsorbent surface to a height of not less than 72” above the floor. (CRC R307.2)Show location of attic access on both architectural and structural drawings.Revise A3.0 of drawings for correct R value of wall and ceiling per T-24 energy calculations.The residence shall conform to the State Energy Conservation Standards. Please refer to red marks on drawings. The energy plan check consultant must also complete the attached “Energy Conservation Plan Check Consultant Qualification Statement”. And responsible designer (part of CF1R Form) to be completed and signed. Reference Sheet S-2.0, provide shear wall for east direction of new ADU including holdowns. Please refer to drawings and revise non-legible structural notes.Call out the HDR size on foundation plan Sheet S1-0, for raised floor. Reference Sheet S2.0, refer to red marks on the drawings and revise drawings as marked or submit calculation for design and justification of each 4x8 HDR for support of roof farming.
