All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5831for an appointment, if needed.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (714-647-5804.) Previously approved plans
should be submitted to expedite the process. Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceAll final drawings (all Sheets) and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.
This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Note on the drawings the valuation of proposed project not to exceed 40% of valuation of existing building in compliance with compliance with flood zone A..Show location of proposed car lift/s on the floor plan/site plan and show required set back if installed inside of building.Correct Building occupancy as S-1 or F-1 and Type of construction asV-B.For 4000 psi concrete specify special inspection on the drawings.
Revise structural calculations for soils bearing pressure to be limited to 1000psf maximum. In lieu of soils investigation report per Sections 1803.6 of the 2016 California Building Code, revise structural calculations for minimum foundation/footing design requirements for small projects as follows:
- Allowable foundation pressure not to exceed 1000 PSF.
- Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom.
Show foundation size of 15’-0”x20’-0” (Sheet 18, detail 2) on the floor plan and show set back to interior and exterior walls of existing building foundation and submit calculations for surcharge form proposed car lift foundation to existing building foundation. Provide cross section for new and existing foundation with dimensions for clarification and justification.
Reference detail 3, Sheet 18 anchor detail, correct foundation size from 6’-4”x6’-4” to 15’-0”x20’-0” and submit structural calculations for overturning if 6’-4”x6”-4” foundation is proposed to justify that the weight of foundation is sufficient to overcome overturning.
Submit calculations for design and justification of base plate design (details 1, 2 and 3). Incorporate results of calculations in to drawings prior to re-submittal.
