The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (714-647-5804.) Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (714-647-5840) - Public Works Agency approval (647-5039)- Orange County Fire Authority (OCFA) approval on the corrected/final sets of drawings (714-573-6126) Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceAll drawings (all Sheets) and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer when occupancy is proposed or corridor is modified. provide copy of meeting report for smoke control on the drawings and coordinate with MEP drawings to insure compliance with all discussed items of meeting. Please clarify if all permits including MEP approval is to be issued at the same time with Building permit. In regards to permit issuanceahead of the fire protection and smoke control typically, all permits are issued at the same time.Add scope of work and add the followings: TI for 7th and 9th floor. Add fire rated vestibule for both stairways and smoke control system.Submit a letter addressed to the Building Safety Division describing in detail the use of class rooms and if the new occupancy is (E) occupancy, Section 305 CBC or B occupancy ad adult class room. Additional plan check comments to follow if E occupancy is proposed.Delete details/ notes that are not applicable to this project. Reference Sheet ST-2, 7th floor, show compliance with followings:Correct upside down word “NoParking” for accessible parking spaces.Reference Sheet EG-1; correct occupant load factor for Lounge room #727 to 15 with occupancy load of 35 people. The Lounge area #727 and Break area #729 is open in between two areas and consider one large area with occupant load of 63 as (A) occupancy. 1-hour occupancy separation between (A) occupancy and (B) occupancy is required for floor below and walls including doors when part of occupancy separation.Passageway #728 is required to be maintained as exist access providing 2nd exit to Stairway #2 (746). Please refer to red marks on the drawings for location of railing for each area and maintaining the exit access with minimum width of 48”.The total occupant load of 444 is calculated for this floor and 67” minimum stairway width for each stairway (.3 inch per occupant load,Section 1005.3.1 of CBC) is required. Please verify the existing stairway width for 7th floor through 1st floor for required exit width of 67”. Provide wall legend to identify all walls, existing, new, remove, etc.Provide panic hardware for (A) occupancy passing through doors from 7th floor both Vestibule and stairways.Please refer o red marks for additional comments and clarify one hour rated room #735 with occupant load of 215. Revise door schedule to show panic hardware for doors identified on the drawing.Reference Sheet EG2, 9th floor, show compliance with followings:Provide elevation of open office 941, for proposed glass wall and show compliance. Note type of safety glazing complying with CBC Section 2406 for hazardous locations listed under CBC Section 2406.3. Note type of safety glazing complying with CBC Section 2406 for glazing in fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within a 24” arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60” above the walking surface.Show door clearance for accessibility as marked on the drawing.The Lounge area #914 and Break area #916 is Passage way. Exit access (915) is required to be maintained as exist access providing 2nd exit to Stairway #2 (956). Please refer to red marks on the drawings for location of railing for each area and maintaining exit access width of 48”.Show compliance with Communication Elements and Features. Show fire alarm, audible and visible alarm in compliance with NFPA 72 and Chapter 9, Section 907.5.2.1 and 907.5.23. (Toilet rooms and meeting rooms). Please coordinate with electrical drawings.Drinking fountains serving the area of new work (TI) shall be accessible. CBC Section 11B-602 (both high and low) and California Plumbing Code Table 422.1.Show location on floor plan 7 floor and 9 floor.Provide required number of toilet rooms for each floor based on new occupant load and show compliance with Table 422.1 of CPC on the drawings. It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA compliance and it is the responsibility of designer. Please remove notes referring to ADA compliance. This project is reviewed for compliance with 2016 CBC.Provide dimensioned floor plan of existing toilet rooms showing compliance with Sections 11B-603,11B-604, 11B-605 and 11B- 606 of 2016 CBC. Tactile exit signs shall be required at the following locations, and show location of each applicable sign on the drawings: - Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.” - Each exit door that leads directly to a grade-level exterior exit by means of a stairway or ramp shall be identified by a tactile exit sign with the following words as appropriate:“EXIT STAIR DOWN”“EXIT RAMP DOWN”“EXIT STAIR UP”“EXIT RAMP UP” - Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.” - Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”Please complete attached accessibility Form to show full site and 7th and 9th floor accessibility compliance with 2016 CBC. Show occupant load sign for occupancy rooms (50 or more people). Posting of occupant load. Every room or space that is assembly occupancy shall have the occupant load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or authorized agent. Show location of sign on the drawings. Reference Sheet A62; specify wood in construction /providing connection to wall or floor for all cabinets to be fire retardant.Reference Sheet A-5, detail #3, reference each fire rated assembly to Table 7 and item number and provides a copy of descriptive rated assembly on the drawings. Show/note ventilation requirements on the plans in accordance with the 2016 CBC and California Mechanical Code (CMC) requirements for each type of use. Note on drawings: Mechanical ventilation for each area/room in accordance with the 2016 CBC and California Mechanical Code to be provided.Note on drawings: Lighting to be provided for each room/area in accordance with 2016 CBC and California Electrical Code requirements Refer to Sheet RR-1 for red marks as additional plan check comments for 7th and 9th floor restroom details and provide dimensioned floor plan of existing toilet rooms. Please relocate the toilet cover seat dispenser to provide clear floor space of 30”x48” for side approach to dispenser.Site accessibility including signage, path of travel from public way to site and building entrance/s is notprovided for review at this time. Provide complete site plan to show site accessibility compliance.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section11B- 705, 2016 CBC. Detectable Warning Product Approval. Only approved Division of the State Architect, Access Compliance (DSA/AC) approved detectable warning products and directional surfaces shall be installed in accordance with CBC Section 705.Entrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.Site development shall be designed to provide access to all entrances and exterior ground-floor exits and access to normal paths of travel; and where necessary, to provide access shall incorporate pedestrian ramps, curb ramps, etc.At every entrance and at every major junction along or leading to an accessible route of travel, there shall be a sign displaying the international symbol of accessibility. Signs shall indicate the direction to accessible building entrances and facilities.Reference Sheet ST-1, revise parking data and show compliance with red marks. Provide parking data on the site plan showing the total number of parking spaces provided the number of disabled accessible spaces and the number of van accessible spaces, showing compliance with CBC Division 5 and Table 11B-208.2.Please complete attached CalGreen Form and provide a copy on the drawings.
