Site Plan Review – Sheet Z-PG02Specify Fire Separation Distance from the face of East exterior-wall on the maintenance building to the property line. Fire separation distance is required to determine the fire rating of exterior wall and its openings.Specify Fire Separation Distance from the face of South exterior-wall on the maintenance building to the property line. Fire separation distance is required to determine the fire rating of exterior wall and its openings.Specify Fire Separation Distance from the face of South exterior-wall on the maintenance building to the assumed property line. Assumed property line shall be located between the maintenance building and the car-wash building. The concept of assumed property line is use for relative fire exposure when one building catches on fire, how likely the fire spreads to the next building. The further the distance is between buildings, the less exposure.Specify Fire Separation Distance from the face of West exterior-wall on the maintenance building to the property line. Fire separation distance is required to determine the fire rating of exterior wall and its openings.Site plan shows two interior lot-line within the project site. Will there be a lot-line adjustment? If this is the case, provide exhibit recorded by the county for reference. The car-wash building is located on the property line. All buildings must be located within the property boundary line.Site plan indicates proposed sound wall #3 near fourth street. Separate permit shall be submitted to Planning and Building department for review.Site plan identifies the location of accessible parking spaces but there are no detailed specifications found in the plan. See page 6 and 7 for a list of required accessible parking requirements. Sheet Z-PG03Revise the referenced numbers under Building construction note #2a. The correct table numbers are 504.3 & 504.4.Revise the allowable area equation in Table “MF Building Type B”. Use the 2016 California Building Code (CBC) Equation 5-3 “Aa = At + (NS X If)”. The equation on the table was based on the 2013 edition of CBC.In Table “MF Building Type IIB”, verify the floor area on F-1 occupancy. The table shows 25,710 square foot; The area diagram shows 25,760 square foot.In Table “MF Building Type IIB”, the sub-total area does not add up. 5,800 + 25,710 + 2960 = 34,470. The plan shows a sub-total of 35,996 square foot.In Table “MF Building Type IIB”, provide an allowable area analysis for the second floor and the entire building according to Section 506.2.4.In Table “CW Building Type IIB”, Use the 2016 California Building Code (CBC) Equation 5-3 “Aa = At + (NS X If)”. The equation on the table was based on the 2013 edition of CBC.In Table “CW Building Type IIB”, the allowable area should be 92,000 square foot.In Table “CW Building Type IIB”, the designed area is 3,400 square foot. However, the diagram shows 4,775 square foot. Sheet Z-PG04Egress analysis have been reviewed. In general, number of provided exits, travel distances, common path of travel distances, egress widths and dead-end conditions meet building code requirement. There is one occupant number that needs to be verified. This area is located in the lobby. Egress calculations show exit door #101A can accommodate 440 occupants, and the actual occupant load number is 383. It is unclear how this number was calculated. The majority of the occupant load comes from the second floor large-conference room. Occupant load was calculated on the table but the aggregate sum of occupant load should be accounted for when egress path emerges from different spaces on the second floor. Provide calculations of total occupant load from the second floor to exitstairway #1. This number should be checked against the provided width for door #101A. Sheet Z-PG17Revise the minimum dimension from edge of wall to center-line of water closet to 17 inches on men’s accessible water closet and women’s accessible water closet.The water closet shall be positioned with a wall or partition to the rear and to one side. The centerline of the water closet shall be 17 inches minimum to 18 inches maximum from the side wall or partition, except that the water closet shall be 17 inches minimum and 19 inches maximum from the side wall or partition in the ambulatory accessible toilet compartment specified in Section 11B-604.8.2 Ambulatory Accessible Compartments. Water closets shall be arranged for a left-hand or right-hand approach. §11B-604.2Revise the minimum dimension from the ground to the tissue dispenser to 19 inches on men’s accessible water closet and women’s accessible water closet.Toilet paper dispensers shall comply with Section 11B-309.4 Operation and shall be 7 inches minimum and 9 inches maximum in front of the water closet measured to the centerline of the dispenser. The outlet of the dispenser shall be below the grab bar, 19 inches minimum above the finish floor and shall not be located behind the grab bars. Dispensers shall not be of a type that control delivery or that does not allow continuous paper flow. §11B-604.7 On the accessible-shower elevation drawing, provide dimension to show grab bars installed in a horizontal position, 33 inches minimum and 36 inches maximum above the finished floor measured to the top of gripping surface. Dimensional range implies construction tolerance beyond specified limits is not permitted.§11B-609.4 Sheet Z-PN12 Two-hour fire rated wall is specified in the electrical room. Door # 148B shall have a fire rating of minimum 90 minutes. Specify the minimum fire door rating on door schedule on sheet Z-PD40. Sheet Z-PN13 One-hour fire rated wall is specified in exit stairway #2. Door # 142A and #142B shall have a fire rating of minimum 45 minutes. Specify the minimum fire door rating on door schedule on sheet Z-PD40. Sheet Z-PN14 One-hour fire rated wall is specified in exit stairway #4. Door # 149A and #149B shall have a fire rating of minimum 45 minutes. Specify the minimum fire door rating on door schedule on sheet Z-PD40. Sheet Z-PN16One-hour fire rated ceiling is specified near the elevator. Provide one-hour fire rated ceiling assembly detail. Sheet Z-PN51Show accessible floor-space of 30 inches by 48 inches in front of a locker which is accessible. South Elevation drawing shows a bench in front of the lockers. Show dimensions on the bench and demonstrate reach range per section 11B-308.3 is adequate at the locker required to be accessible. The centerline of the International Symbol of Accessibility shall be a maximum of 6 inches from the centerline of the parking space, its sides parallel to the length of the parking space and its lower corner at, or lower side aligned with, the end of the parking space length. §11B-502.6.4.1 ☐ The parking space shall be outlined or painted blue and shall be marked with an International Symbol of Accessibility complying with Section 11B-703.7.2.1 International Symbol of Accessibility a minimum 36 inches wide by 36 inches high in white or a suitable contrasting color. The centerline of the International Symbol of Accessibility shall be a maximum of 6 inches from the centerline of the parking space, its sides parallel to the length of the parking space and its lower corner at, or lower side aligned with, the end of the parking space. §11B-502.6.4.2 ☐ An additional sign shall be posted either; 1) in a conspicuous place at each entrance to an off-street parking facility or 2) immediately adjacent to on-site accessible parking and visible from each parking space. §11B-502.8 ☐ The additional sign shall not be less than 17 inches wide by 22 inches high. §11B-502.8.1 ☐ The additional sign shall clearly state in letters with a minimum height of 1 inch the following: §11B-502.8.2 "Unauthorized vehicles parked in designated accessible spaces not displaying distinguishing placards or special license plates issued for persons with disabilities will be towed away at the owner’s expense.
