Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide the following: - Provide a fully dimensioned site plan on each set of plans. - Disabled access compliance must be shown on the site plan. - Submitted site plan on sheet AN-3.0 is an old site plan and it says: “FOR REFERENCE ONLY. This site plan shall be updated and all the accessibility issues related to site shall be shown on the updated site plan. City records note the type of building construction as VB under a previous code edition. Please note type of construction on drawing based on the 2016 California Building Code Chapters 5 and 6.The cover sheet refers the type of construction as IIIB.Provide on the drawings interior wall and ceiling finish schedule showing compliance with CBC Section 803 and CBC Table 803.11.Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. This includes gates which must show compliance with CDB Section 1010. Note type, size, and spacing of fasteners. - Height of partition, suspended ceiling, structure above. - Reference each wall and ceiling fire-resistive assembly to a CBC Chapter 7 Table and item number. - Fire/smoke damper locations, installation requirements, and required access doors. CBC Section 716. Where corridor walls are required to be one-hour fire-resistive construction by Section 1020, windows shall be protected by fixed glazing listed and labeled for a fire-protection rating of at least three-fourths hour in accordance with Section 716.CBC Section 716.5.3. When corridor walls are required to be of one-hour fire-resistive construction by Section 1020, every interior door opening shall be protected by a tight-fitting smoke-and-draft-control assembly having a fire-protection rating of not less than 20 minutes. Viewport in 20-minute rated door limited to 1” in diameter. Said doors shall not have louvers. The door and frame shall bear an approved label or other identification showing the rating. Doors shall be maintained self-closing or shall be automatic closing by actuation of a smoke detector in accordance with Section 716. Smoke-and-draft-control door assemblies shall be provided with a gasket so installed as to provide a seal where the door meets the stop on both sides and across the top.This project is submitted as phase: I & II, however for issuance of building permit for each phase; all the accessibility issues related to that phase shall be part of the drawings for that phase.For example for phase I, please show compliance with CBC Sections 11B-202.3, 11B-202.4 & 11B-202.4 exception 8.Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.Note # 19 on sheet A-0.0 refers to exterior door landing to have a slope of 1:12 ( 8.33%). Revise this note to show compliance with CBC Chapters 10 & 11B.The upper approach and the lower tread of each interior stair shall be marked by a strip of clearly contrasting color at least 2” wide placed parallel to and close to (not more than 1” from) the nose of the step or landing to alert the visually impaired. The strip shall be of material that is at least as slip-resistant as the other treads of the stairs.The diameter of the new handrails shown on detail 4/A-6.0shall be revised to show comply with CBC Section 11B-505.7.1 requirements.CBC Section 1008.2.1, Requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsEntrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.The accessible route of travel shall be the most practical direct route between accessible building entrances, accessible site facilities, and the accessible entrance to the site.Sidewalks accommodating the disabled must be at least forty-eight inches (48”) wide and at least sixty inches (60”) where door swings over walk.Provide a continuous walking surface from each exit door to public way.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-247.Accessible parking spaces serving a particular building shall be located on the shortest accessible route of travel from adjacent parking to an accessible entrance. In parking facilities that do not serve a particular building, accessible parking shall be located on the shortest accessible route of travel to an accessible pedestrian entrance of the parking facility.Provide parking data on the site plan showing the total number of parking spaces provided, the number of disabled accessible spaces and the number of van accessible spaces, showing compliance with CBC Section 11B-208 and CBC Table 11B-208.2Parking spaces must be located so that the disabled are not compelled to walk or wheel behind parked cars other than their own. Show compliance on the site plan.Surface slopes of accessible parking spaces shall be the minimum possible and shall not exceed 1 unit vertical to 48 units horizontal in any direction.CBC Section 11B-208.2.4, one in every six accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible. The words NO PARKING shall be painted on the ground within each eight’ loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials. Sanitary facilities serving the area of new work ( phase I) shall be disabled accessible. Revise the drawings to show compliance with CBC Section11B-604.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 11B-604 and the California Plumbing Code.Note on the drawings hot water and drain pipes under lavatory shall be insulated.Drinking fountains serving the area of new work shall be accessible. The thickness of tempered glass shall be consistence between wall elevation on sheet 4/A-7 and details 13 & 14/A-8.3.For the proposed lift, show compliance with CBC Sections 11B-206.7 & 11B-410.1 including: operable parts (11B-410.5), doors and gates (11B-410.6), restriction sign (11B-410.8). Provide complete structural calculations and drawings for suspended ceiling systems showing compliance with ASCE 7-10 Section 13.5.6.2.2. Provide updated details on sheet A-8.2 to show compliance.Due to altering one of the stairs to second floor, provide floor plan for the existing second floor and show compliance chapters 10 & 11B.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for: - Relocated stairway(s).
