Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- OCFA / Fire Department approval on the corrected/final set of drawings (573-6126).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Recommend combining both first and second on one set of plans and permit. We can assist in administering process/permit change.
Existing Lobby: Clarify the occupant load for the lobby using 5 sf/person. Will there be 146 person in the lobby concurrently with all the other occupant loads in the viewing areas.
Provide provide additional access/exit aisles at the main concert area. For the large concert area, additional cross exiting aisles shall be provided at each viewing level.
Provide provide additional access/exit aisles at the small concert area. Currently there are no exit / access aisles shown and the entire space is fully occupied.
Show the new upper floor balcony extension in the architectural plans to match the structural plans. Adjust area calculations accordingly
Provide new guardrail structural and architectural details for the balcony.
Upper floor: Verify existing southwest stairway for 176 (balcony) + 36 (offices) = 212 occupant load.
Callout on siteplan that north and south “service yard” shall not be used for assembly use.
Provide diagram of occupant load postings per each area in addition to the total occupant load.
Provide diagram of approved exit aisles to be posted in addition to the occupant load posting above.
Provide disabled accessible upgrades per CBC 11B for minimum 20% of the current project scope valuation
Provide calculation for occupant load of 419 for plumbing fixture calculation per CPC.
Structural plans:
Revise several detail references for 2/S4 to 3/S4.
Clarify connection of existing steel beam at edge of balcony to new columns/frame
