The construction or demolition of any building, structure, false-work, or scaffolding more than three stories high or the equivalent height.Delete all notes and details from drawings that are not a part of the work to be done under the subject building permit application. PLAN REVIEW COMMENTSSheet A0.10Under Allowable Building Area Section:Revise the tabular allowable area factor, At to 36,000 square feet. Per CBC Table 506.2, At (equal to SM without height increase) = 36,000 square foot for occupancy classification R-2, Type VA.Revise calculations for total allowable area for the building. The total allowable area for the building is 72,000 square feet.Revise calculations for allowable area per floor. Allowable area per floor is 36,000 square feet.Under Applicable Code Section, revise the authority-having-jurisdiction to City of Santa Ana.Under Fire Resistance Design Schedule, show the design fire-rated assembly for roof, floor-ceiling, and structural frame. For type V-A building design, all building components shall be one-hour fired rated except the interior non-bearing partition walls.Under Fire Protection System Notes Section, provide required smoke alarm notes per CBC Section 420.6, 907.2.6 through 907.2.10.Sheet A0.11Egress plans and analysis have been provided for the entire building. In general, egress design complies with California Building Code chapter 10. It appears the travel distance from room # 3A-1 to the bottom landing of stair #2 is under estimated. By scale, the travel distance from the most remote location on the third floor to the ground level of stairway #2 is approximately 100 feet. Egress plan on the third floor shows travel distance to be 50 feet on stair #2. Verify distance as necessary. Travel distance remains compliance as long as the distance is less than 250 feet.Sheet A0.41Accessible routes are shown on the site plan. Keynote #4 indicates public walk and details are referenced to civil plan and architectural landscape plan. On landscape drawings, a gate or a door is shown along the accessible route. It does not appear the landscape plan increase the width of walking surface where the gate location is shown. For wheelchair maneuver clearance, an additional 24 inches is required on the side of strike edge of the gate. Please ensure adequate surface is provided at the gate location.Sheet A0.42Exterior wall openings along the East elevation and West elevation have been reviewed, and the windows and openings design are within the allowable opening limits per CBC Table 705.8.Sheet A1.11 – A1.13 (First, Second, and Third Floor Plans)Partition walls separating guest rooms shall be designed as one-hour fire partition. Section 420.2 requires occupancy group R2.1 demising wall separating sleeping rooms to be designed as one-hour fire partition. Revise design for all three floor plans as necessary.Show clearance dimension between the kitchen island and the face of carbinets. Sheet A3.10Guest rooms with mobility features and communication features have been review and design meets CBC Section 11B-224, 806.2, and 224.2 requirements. Sheet A4.40Stairway detail #3 references detail number 7 & 9/AD4.1. Detail number 7 & 9/AD4.1 references 2x14 stringer and structural drawings. However, structural drawings does not show stair stringers design. STRUCTURAL REVIEW COMMENTS Sheet S1Along grid line 2 and between grid line F-G, verify hold-down model HDU 5 is acceptable. Design calculations shows design hold-down to be HTT5.Verify hold-down design on four shear walls along grid line A. It appears only one shear wall requires HDU11 design where the remaining shear walls require HDU5 uplift design. Current design shows two different hold-downs on a single shear wall in four different locations.Slab-on-grade information is not found on foundation plan. Please see soils report page 23 for recommendations.Verify if shearwall anchor bolt schedule is required at exterior side of stairway wall near grid line G. Shear wall lines are shown on upper levels but not at the foundation level.Spread footing design are shown at grid line A & 3.5, 8.5. However, design calculations are not found. Provide design as necessary. Sheet S2 and S3Shear wall designs and beam designs have been review and design drawings matches structural calculations. Sheet S4Provide a structural detail where cantilever rafters extend from grid line A to the left-hand-side of drawing.Structural calculations have been reviewed. Page 2.1 shows lateral force analysis for site and building data. Design forces appear to be reasonable given the location of the site. However, soils report page 27 indicates design parameters that are significantly different than structural calculations. For example, soil report shows site class F and SDS and SD1 values varies more than 10%. Coordinate with soils engineer regarding the differences in seismic design parameter values.
