Clearly indicate the scope of work on the building permit application.Revise project job description on the building permit application worksheet to reflect the work to be done under the subject building permit application.Construction drawings must clearly show all work to be done under the subject building permit application.Plan Review CommentsFirst plan review comments:Under scope of work on sheet T1, specify proposed new-mezzanine of 1,407 square foot. Second plan review comments: It appears the new mezzanine floor area has been revised to 1,421 square foot. See attached building permit application and update the floor area on the “2ND FL.”. We need information to match the plans for building fees and school district fee.Permit application indicates 1,269 square foot on the second floor. Plan indicates total square footage of 1,407 square foot (230 S.F. private office + 311 S.F. security office + 457 S.F. conference room + 409 S.F communication room). Verify discrepancy and revise Building permit worksheet.Under scope of work on sheet T1, specify proposed new-roof beams as referenced on sheet S2.1.Under scope of work on sheet T1, specify proposed accessible-parking space and related signage installation. Google map shows standard parking spaces near the bottom of a ramp. It does not show accessible parking space as an existing condition. In addition, Google map indicates vacant space on the exterior side of the roll-up door. Site plan shows three parking spaces on the same location. Propose parking spaces shall be indicated under Scope of Work.First plan review comments:On sheet T1, existing occupancies as shown as vacant. Proposed occupancies are shown as office (B), retail (M), storage (S-2), and manufacturing (F-2). Provide a mixed occupancy allowable area calculations per Section 506 and 508 per 2016 California Building Code.Second plan review comments:Revise the allowable floor area to “12,500 S.F” for retail.The actual-area and allowable area ratio for retail is 0.19.The actual-area and allowable area ratio for warehouseis 0.66.The aggregate sum of actual-area and allowable area ratio for the building is 0.99.On sheet T1, 44 parking spaces is proposed on the site plan. Two accessible parking spaces are required. One of which must be a van accessible parking space. However, only one accessible parking space is provided. Provide one additional accessible parking space on site plan.On sheet AS100, the access aisle shall be located on the passenger side of the van-accessible parking space. Revise access aisle location. On sheet AS100, reference detail on the van accessible parking space and related signage installation.On sheet AS100, use dashed line or dotted line to indicate path of travel from accessible parking space to entrance of the building.On sheet AS100, provide one additional accessible parking space on site.First plan review comments:On Google map, a handrail extension is missing at the bottom of ramp. Provide detail as necessary.Second plan review comments:Response letter indicates guardrails has been updated. Revise dimension in women’s restroom.Second plan review comments: Dimensional line between center-line of water closet and the wall is updated to 17 inches. Please update dimension to 17 inches minimum.
