All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5848 for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)The occupant load factor for conference room is 15sqft per occupant.Since the occupant load of the space is greater than 49, two exits would be required.Please show any on site parking.The path of travel to the area of remodel must be made accessible. This includes path of travel from the public way, and the path of travel from the on site parking. Provide notes and details to show compliance.Specify if the existing corridors are fire rated.The common path of egress travel should be measured at right angles, please see the CBC interpretation handbook for additional information of how to measure the common path of egress travel.Add a note to plans that plans for the sprinkler system designed by a licensed sprinkler designer will be submitted to OC Fire prior to installation,The toilet compartment dimensions shown on sheet G-004 detail 1 should be shown on detail 10 of sheet A401. Please note the dimension is dependent on the door location and swing.Provide details and bracing of the glass partitions to the roof framing. The details provided do not show any lateral bracing .There appears to be no diagonal bracing for the wall to the structure above. If the intensions is to have a solid lid on top of the office area, please provide a complete framing plan identifying the size of the joists to be used. Either provide a copy of an ICC /ESR report that shows the allowable spans for the metal joists member; otherwise provide structural calcs for the joists and the memebers supporting them including the studs and the floor joists below due to concentrated loads.Provide a clear legend to insure that it is clear of what is existing and what is proposed.The door in the server room must have the required 18” strike edge.Does the bathroom have a solid ceiling lid, if so the same comment above applies.The details are a little misleading, on the sections, the partitions are shown all the way to the bottom of the trusses, in other details it is shown with a lid on top. It seem the walls could be braced to the bottom of the trusses.
