- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance- In addition to other fees, a "Park Acquisition and Development Fee" in the amount shown below
shall be required pursuant to a resolution of the City Council for the Recreation and Community
Services Agency; net addition of ________ bedroom(s).This item is not completed at this time. Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis. This item is not completed at this time. Provide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039.These drawings shall be reviewed by a CASP certified consultant to ensure that they are in full compliance with all accessibility requirements that are applicable to this project. The CASP report shall be submitted to the City along with the rest of the drawings for recheck. This item is not completed at this time. Provide fire blocking in concealed spaces of stud walls and partitions, including furred spaces at the ceiling and floor level and at 10 ft. intervals both vertical and horizontal.Provide complete details on the drawings showing compliance with CBC Section 1405 requirements for veneer construction.CBC Section 1009.4, Elevators. In order to be considered part of an accessible means of egress, an elevator shall comply with the emergency operation and signaling device requirements of Section 2.27 of ASME A17.1. Standby power shall be provided in accordance with chapter 2700 and 3003.Corridors shall be fire-resistance rated in accordance with Table 10201. The corridor walls required to be fire-resistance rated shall comply with Section 708 for fire partitions.
The occupant load of the east & west sides of first floor are over 10 each. Therefore, Per CBC Section 1020 and Table 1020.1 first floor halls # 102 & 148 shall be rated corridors. Please change the “HALL way” to “RATED CORRIDOR” on sheet A-201. (The net area on the east side is 5609 SF and on the west side is 6650 SF. Their occupant loads are 28 & 30 respectively).
Per Section 1020.4 exception 2, the dead end in the rated corridor is limited to 50’. Also, per Section 1006.2.1 exception 1, one means of egress is permitted from dwelling units with maximum 20 occupant load and the common path of egress travel does not exceed 125 feet. In this layout, the occupant loads of east and west sides exceed 20 each and per sheet A-003, the travel distances exceed 125 feet. As the result the rated corridor shall be open to the “B” occupancy for egress.
Due to above discussion, the hallways in the “B” occupancy area, hall # 113 & # 143, need to be rated corridors. Please change the designation from “HALL” to: “RATED CORRIDOR”. Also, see CBC Section 1020.6.
Sheet A-201, per CBC Sections 708.6 & 716 and Table 716.5 openings in fire rated corridor shall be protected per requirement of Section 716. Door and window schedule on sheets: A-601, A-602 & A-603 shall be updated to show compliance.
Sheets A-202 & A-203, rate corridor shall be called rated corridor on the drawings. Please update these sheets to show compliance.Foyers, lobbies or reception rooms constructed as required for corridors shall not be construed as intervening rooms. Provide typical complete section view through one-hour corridor(s) showing compliance with CBC Sections 1020.1 and 708:Please provide a typical cross section of the rated corridor to show compliance.
- Size, spacing, and material of framing members. Note gauge and ICC number and installation/construction
requirements for metal framing members.
- Sheathing material and details of attachment. Note type, size, and spacing of fasteners.
- Height of partition, suspended ceiling, structure above.
- Reference each wall and ceiling fire-resistive assembly to a CBC Chapter 7 Table and item number.
- Fire blocks and draft stops in combustible construction in accordance with CBC Section 717. Show
location(s) and provide typical construction details.
- Fire/smoke damper locations, installation requirements, and required access doors. Refer to CBC chapter 7 and Mechanical Code.Where corridor walls are required to be one-hour fire-resistive construction by Section 1020, windows shall be protected by fixed glazing listed and labeled for a fire-protection rating complying with CBC Section 716.Windows # 2003, 2004, & 2005 are within the rated corridor and need to be rated windows.The lobby shall completely separate the elevators from the corridor by construction conforming to Section 1020.6 and when elevators connecting more than two stories and opening into a corridor shall be provided with an elevator lobby at each floor containing such a corridor.
Sheets A-202, A-203 & A-601, please update the size of the doors # 219 & 313.
What is the occupant load of the following rooms” community, lounge, & fitness Room?
The door schedule on sheet A-601 shall be modified to clearly indicate if a door needs to be a rated door or not. See CBC Sections: 1020, 708.6, 716.5.3 & table 716.5.
All clearances required for pull side of doors shall be called out/ noted on the drawings. See red marks on sheet A-201.
Per CBC Section 1017 and Table 1017.2, the exit access traveling distance is limited to 250 feet max. Please provide measurement from the most remote point within the story along and unobstructed path of horizontal and vertical egress to the entrance to an exit on the drawings to show compliance for the units marked on the 3rd floor. Sheet A-203.
Shower compartment & shower walls shall have smooth, nonabsorbent surface to a height of 72” above the drain inlet. Please modify the note # 89under “finish notes” on sheet A-602.This item is not completed at this time.
Site plan shall clearly call out the location of 186 feet of CMU wall to be constructed with proper construction details. This item is not completed at this time.
Also, the location, type, and number of the light standards shall be shown on the site plan with reference to their footing detail.This item is not completed at this time.
The detail # 18/A-730 shall be modified to clearly show the roof overflow drain is 2” above the roof level. See red marks on sheet A-739.
Provide structural calculation with construction details for awnings shown on the exterior elevations.
The “Geotechnical Report” Dated June 28, 2017 was submitted with this package for plan check however, it has the word: “DRAFT” printed on almost every page of it. Please submit the final Geotechnical Report to replace the draft version.
Provide a clear note on the foundation plan to ensure that the site will be over excavated to depth of 7’ and re-compacted to at least 90% of the maximum dry density per soils report.
The design plan along with specifications shall be reviewed and approved by soils engineer.
Per soils report, the minimum footing depth is 24” and minimum footing width is 18”. The sheet S-200 shall be updated to match the soils report recommendations.
The structural engineer shall double check the loading for beam # BA19 & verify that its size, 5 ¼” X 16” PL, (calculation sheet GA-25) is properly called out on the sheet S-201.
The lateral analysis page “LX-1” refers to “Geometry of Diaphragm- Section”. Provide a key plan with proper dimensions and clearly show all the information that are shown/ called out on the page. See red marks on sheet LX-1.
Per ACE 7-10 Section 28.4.4, the minimum design wind loads shall not be less that 16 PSF. Please justify using 12 PSF on the calculations page “LX-3”.
The shear wall designation along line “R” shall change from “4” to “3” per calculation. See red marks on sheet S-202.
Please double check the length of shear wall along line “J” on sheet S-201. Per calculation this wall should be (10’ + 9.5’)=19.5’ and drawing shows only 8’.
Provide structural calculation and construction details for installing “solar photovoltaic panels” & “solar hot water panels” on the roof or, make them under a separate permit.
Sheet A-000, for the project summary on this sheet, please add the “A-3” occupancy to the list.
Sheet A-002, Please double check the floor areas for each floor to make sure that total square footage on this sheet are accurate. (22,142 +22,459 + 22,220 = 66,821).
Sheet A-003, some of the CBC code Sections on this sheet and some other sheets (A-601, A-602 & A-722) of drawing are from the previous code edition. Please update the code edition and the code section references on these drawings to make sure they are referenced to 2016 CBC.
Sheet A-101, there are couple of pedestrian gates on this sheet that are refer to landscape plans for details. Please provide full details for these gates to show accessibility requirements. Also, see red marks on sheet SD7.
Sheet A-210, provide structural calculation and construction details for awnings shown on exterior elevations.
Sheet A-102, please double check the areas of trash enclosure and maintenance building. See the red marks on this sheet.
Note on the Foundation Plan(s): “Provide two copies of a compaction report reviewed, accepted, and stamped by the architect or structural engineer of record. The reports are to be submitted to, and accepted by, the Building Safety Division prior to calling for foundation inspection. Please telephone (714) 647- ______ for an appointment with the plan check engineer to accept the two certified copies of the compaction report.”Note on the Foundation Plan(s): “Prior to calling for Foundation Inspection, the building corners shall be surveyed and staked by a California licensed Land Surveyor or qualified Civil Engineer. The survey and staking must be documented and bear the stamp and signature of the person responsible for the survey and staking. The certification document must be submitted to the Building Inspector at the time of Foundation Inspection.”Note on drawings: "Truss supplier shall submit calculations and shop drawings signed by a registered civil engineer to the responsible project designer who agrees to review the shop drawings for acceptance prior to fabrication. Shop drawings and calculations shall be submitted to the Building Safety Division for acceptance after the responsible project designer has noted his/her acceptance and prior to fabrication.”
Truss drawings must reflect compliance with CBC Sections:
- Plans, structural calculations, and specifications must be prepared by a California registered civil
engineer. Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with CBC1209.2. This item is not completed at this time.
Bathroom exhaust fan shall be mechanically ventilated for purpose of humidity control in accordance with the CRC Section R303.3.1.
Submit an acoustical analysis report in accordance with the California Building Code Section 1207- Sound Transmission Control. The drawings shall incorporate all acoustical analysis report recommendations. This item is not completed at this time. Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. - The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is
qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations
(CCR,) Title 24, Par 6, 2016 California Energy Code. The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency.
- The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance
documentation with completed signature blocks filed on the plans. The same information may be copied on
the Electrical Plans for the Electrical Plan Checker.
- The energy plan check consultant must complete the attached “Energy Conservation Plan Check Consultant
Qualification Statement.”
- Refer to the attached information sheet.
Per requirement of CBC Section 1109A.5, the required number of accessible parking stall is 5% of unassigned spaces for a covered multifamily dwelling. (5% X 41 = 2.05 rounding it up will be 3 accessible stalls).
See other red marks on the drawings and the calculation. Please resubmit the marked up set with revised and updated drawings and calculation for recheck.
