Your drawings was reviewed and approved this morning, 12/05/2018; for building permit issuance subject to the approvals listed under items # 10 & 11 from the list below.
The approved drawings are placed at the plan check counter for your convenience.
A third recheck of your drawing is completed this morning, 11-14-2018; and the following items from the last plan check are not done. Please submit the plans back for recheck ONLY WHEN THESE ITEMS ARE COMPLETED. See the list below for item # 10, 11, 19, & 22.
The cross sections “A”, & “B” on sheet A5 do not agree with cross section “C” on sheet A6.
A second recheck of your drawings was completed this morning, 09-26-2018; and the following items from the first plan check list are not completed at this time. See the list below for items # 10, 11, 19, & 22.
For item # 19, please submit at least a copy of energy calculation and the “TITLE 24 REVIEW FORM” shall be signed by the reviewer. Also, the drawings shall clearly be noted that exterior walls are framed by 2 X 6 studs for R-21 insulation.
For item # 22, provide construction details of a full height wall that separates the garage from the Dwelling per requirements on CRC Section 302.5.
The recheck of your drawing was completed this morning, 08-15-2018; and the following items from the first plan check are not done/ completed at this time. See the list below for item # 3, 10, 11, 13, 14, 15, 19, 22, & 25.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. This situation does not comply with CRC Section R311.3.1. Please revise these door swings and resubmit the drawings for plan check. For the proposed dwelling unit, show compliance with CRC Section 303.3.1 for the bathroom exhaust fan with humidity control.Show compliance with 24” net clear height of escape windows of bedrooms #1 & 2 for proposed dwelling unit. Window size 3040 SH, does not provide 24” clear height for the escape window.For the proposed dwelling unit, show compliance with CRC Section R 313.2, sprinkler system requirements for new construction.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:

-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-In addition to other fees, a "Park Acquisition and Development Fee" shall be required pursuant to a resolution of the City Council for the Recreation andCommunityServices Agency; net addition of ___2_____ bedroom(s).NOT DONE AT THIS TIME.
Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showers. Materials other than structural elements shall be moisture resistant. Show compliance on the drawings.Show the location(s) of hard-wired smoke alarm(s) with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. (Battery-operated smoke detectors are permitted in existing construction only.) Show compliance for existing dwelling and proposed one on the drawings.Show compliance for the proposed unit.Show location of carbon monoxide alarm on the drawings. Glass and glazing shall be in accordance with CRC Section R308.4.2. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings showing compliance with CRC.Show compliance for the glassing adjacent to entry door for the proposed dwelling unit.Not completed at this time.
Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc.
The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans:
-All plumbing walls are to be framed with a minimum of 6" studs.
-Permissible notching and boring of joists are to be shown on the plans and shall not exceed CRC
allowances.
-Notching of exterior and bearing/nonbearing walls shall not exceed 25%/40% respectively. Bored
holes in bearing/nonbearing walls shall not exceed 40%/60% respectively. In no case shall the
edge of the bored hole be nearer than 5/8 inch to the edge of the stud.
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-Signed Energy Efficiency Documents must be printed on the plans.
-Also, submit 2 copies of signed Energy Efficiency calculations.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2016 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
-Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy
Efficiency Compliance Documentation”.Landings at door shall have a length measured in direction of travel of not less than 36 inches.
Show attic ventilation type, size, and location. The required ventilation area ratio is 1/150 of attic area or 1/300 of attic area, with required vapor retarder, if at least half of the vent area is provided by ventilators located more than 3 feet above eave vents providing the remaining portion of the vent area. Openings shall have ¼ inch corrosion resistant metal mesh covering.
The following are required for attached garage/carport:
- Specify one-hour fire-resistive construction (example is 5/8 “Type-X” drywall on 2x4 framing) on
the garage side for walls, ceilings, posts, and beam of garage adjacent to or supporting the dwelling.
-Self-closing, tight-fitting, solid wood, 1 3/8 inch thick door or 20 minute labeled door at opening
to dwelling.
-Details 7 & 16/SD3 does not meet requirements of CBC Section R 302.6
Specify the size, spacing and direction of rafters for the proposed dwelling unit.
Provide designed ridge beams (4 x min.) for open beam vaulted ceilings when ceiling joists or rafter ties are not provided.
See other red marks on the drawings. Resubmit the marked up set with revised ones for recheck.
