This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Provide a dimension for the projection of the eave.
Any projection with the 5 foot fire separation distance has to be i-hr on the underside. See table R302.1 of the IRC.
Provide 1-hr construction between the new unit and the existing unit. Please note all supporting members for the 1-hr rated horizontal assembly must be supported by fire rating construction.
Provide an approved 1-hour construction detail, (show approval number) .
The wall separating the two units must have an STC rating of 50. Provide an approved detail to show compliance.
Engineer of record to sign structural plans.
Provide lateral bracing under the wall along line 2 on first floor.
Provide shear transfer detail that will transfer the load from the roof to the footing along line 2.
Provide structural calcs to show capacity of floor diaphragm to transfer the offset forces between the two floors.
Provide title 24 calcs.
This project need to comply with the California green building code. Provide notes and details to show compliance.
Provide fire rated construction underneath the stairway.
