All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5848 for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide an allowable area analysis for the whole building, please use the mixed occupancy equation.. Please note sprinkler increase can not be utilized in the allowable area analysis unless the entire building is sprinklered.The occupant in the dining area is calculated using 15 square feet per occupant for the movable tables and chairs area and, the fixed both can be calculated based on the width of the booth chair. Fixed chairs at the bar counter could be counted by adding chairs. A two hour occupancy separation is required between the A2 and the B. Please note the two hour is required because the building is partially sprinklered.Provide sections and details to show the occupancy separation between the restaurant and the basement and between the restaurant and the second floor.The entire fire area needs to be sprinklered please show the boundary of the fire area. Please note a two hour fire barrier need to protect the fire area. See chapter 7 for additional requirements.Specify if the building is of unreinforced masonry.A minimum of two exits are required, from the dinning area, all door serving that occupancy must swing in the direction of travel.Corridors serving more than 30 occupants need to be of 1-hr construction.( see below)No use or occupancy is allowed within the corridor.Please verify if the door in the back complies with the required exit door width. A clear width of 36 inches is required.( please note that for a door opening to provide a 36” clear width, it needs to accounts for the door jamb usually a 38” door)Path of travel to the area of remodel and bathrooms serving the area of remodel need to comply. Provide notes and details, show location of accessible path from the public way and from the parking.Please note that some exceptions could be utilized for historical buildings. 1) Provide official documentation to show that the building is historical, identify which provision of the historical code you intend to use. Please note that most exceptions for sprinklered building require the building to be “sprinklered throughout”.If the bar shown on the plan is for alcohol consumption, an lower accessible area should be provided.Is there a fence in front of the front exit door, door need to be of sufficient width to serves the A occupancy and all doors should be equipped with a panic hardware.( Indicate no latch on fence gate)Please note that all doors serving the assembly area should be equipped with panic hardware and all gates must swing in direction of travel.Please clarify how the hood is vented through the roof of the second floor. Is there an existing or proposed shaft?This project needs to comply with the requirements of the California Green Building Code. Please provide notes and details to show compliance.Since this is an unreinforced masonry building, the maximum occupant load of the building is 299. Please provide documentation on the plans that show the size use square footage and occupant load of all portion of the building; and that the total is below 299.Is there a fire rated wall around the basement stair well?Since the occupancy of this restaurant is based on the fact that the seats are fixed, provide a typical detail of how the tables or the seats will be fixed to the floor.All doors into the fire rated corridor must be a min of 20 minute rated with a smoke seal. Please show on the door schedule.Plans show the rating of the back corridor as 2-hours. If this is a passageway, door openings into the passageway are 90 minute rated. Please clarify.Please see the door sign requirements as updated by the office of the state architect. No pectoral signs on the door. The pectoral is only next to the door.
