If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.Delete all notes and details from drawings that are not a part of the work to be done under the subject building permit application. Sheet A1.1 refers to steel studs to be used for interior and exterior walls for this building but rest of drawings do not show this.The code edition and the code sections reference on the drawings shall be updated to CBC 2016 code. See red marks on sheet T1.5.The roof overflow drain shall have the water inlet at least 2” above the roof sheeting. Please revise the detail 12/A7.2 and show compliance.For the trash enclosure, detail 15/AS1.4, please show compliance with CBC Section705.8, Openings in exterior walls, for the north wall of this roofed structure.Provide clearance from the existing property line to the proposed footings of trash enclosure. See red marks for detail 15/AS1.4 to ensure that footing is placed within the property.Provide the gross weight of roof top units on the drawings; provide structural calc. and construction details for their attachments to roof framings members.Provide roofing classifications on the drawings to comply with CBC chapter 15.For detail # 1/A7.1, provide 8” separation between wood and the grand surface.For details # 3, 4, 5, 6, & 7 / S3.0provide a shear transfer hardware between 2 X Rim Joist & double top plates.For the drive-through-window show compliance with CBC Sections 11B-229, & 11B-309 from the inside the building.Provide full compliance with CalGreen code for this project.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.A separate Building Permit Application is required for: - Trash enclosure(s) - Light standard(s) - Pedestrian protectionProvide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039.Provide complete details on the drawings showing compliance with CBC Section 1405 requirements for veneer construction.Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Note #5 under “ENTRANCES & EXITS “section of sheet T1.2 to be updated to show compliance.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.This building is subject to the State of California Energy Conservation Regulations: - The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR,) Title 24, Par 6, 2016 California Energy Code. The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. - The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. The same information may be copied on the Electrical Plans for the Electrical Plan Checker. - The energy plan check consultant must complete the attached “Energy Conservation Plan Check Consultant Qualification Statement.” - Refer to the attached information sheet.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for: - New equipment screening on roof - Metal Canopy - Trash Enclosure (see attached handout.)Provide full lateral loads (wind and earthquake) analysis for this building. Provide calculation for roof diaphragm and drag loads for shear walls.Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A table of contents must be provided and pages must be numbered for referencing purposes. Resubmit revised calculations showing compliance.See other comments as red marks on the drawings. Please resubmit the marked up set with new and revised drawings for recheck.
