Please call (714) 647-5862 for an appointment.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). -In addition to other fees, a "Park Acquisition and Development Fee" shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency; net addition of 1 bedroom.For roof covering specify: -Roof coverings shall have at least a Class "C" rating per CRC Section R902.01. Show location of minimum 20x30-inch attic access with 30-inch minimum headroom on the drawings. Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showers. Materials other than structural elements shall be moisture resistant. Glass enclosure doors and panels must be labeled Category II. Swing door outward. Net area of shower receptor shall be not less than 1,024 sq. in. of floor area, and encompass 30-inch diameter circle. In every sleeping room below the fourth story and in the basements of dwelling units, at least one openable emergency escape and rescue window or door shall open directly into a public street, pubic alley, yard or exit court, meeting all of the following CRC Section R310: -An openable area of not less than 5.7 square feet (5.0 square feet for ground-floor openings); -A minimum 24 inch clear openable height; -A minimum clear openable width of 20 inches; -A sill height not over 44 inches above the floor. The site plan shall show existing pool fencing or proposed one to comply with Santa Ana code for this existing pool. Please redo the application for building permit. Provided application has too many crossed over notes and it is usable for School District to calculate school fees. The code edition on sheet “T-1” to be revised to 2016 codes. The drawings shall clearly call out a bathroom exhaust fan to comply with CRC Section R303.3.1. The general notes on sheet “T-3” shall be revised/ updated. See red marks on the sheet. Sheet “E1.0” shall be removed from this set of drawings and be submitted separately for electrical plan check and permit issuance. The entire landscape sheets shall be removed from the architectural/ structural set. A roof plan shall be provided for this project.Show the location(s) of hard-wired smoke alarm(s) with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. CRC Section R314.Show location of carbon monoxide alarm(s) on the drawings in accordance with CRC Section R315. Show location(s) and provide typical construction details for fire blocks in accordance with CRC. Fire blocking shall be provided in concealed spaces of stud walls and partitions, including furred spaces at the ceiling and floor level and at 10 ft. intervals both vertical and horizontal. Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc. The Structural calc. is based on 9’ first floor height and 8’ second floor height. However the total building height is 25’-4” per sheet A2.0. (25’-4” – 9’ – 8’ =) 8’-4” of roof height? The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans: -All plumbing walls are to be framed with a minimum of 6" studs. -Permissible notching and boring of joists are to be shown on the plans and shall not exceed CRC allowances. -Notching of exterior and bearing/nonbearing walls shall not exceed 25%/40% respectively. Bored holes in bearing/nonbearing walls shall not exceed 40%/60% respectively. In no case shall the edge of the bored hole be nearer than 5/8 inch to the edge of the stud. Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. -Signed Energy Efficiency Documents must be printed on the plans. -Also, submit 2 copies of signed Energy Efficiency calculations. -The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2016 California Energy Code). The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. -The corrected/final drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. -The energy plan check consultant must sign documentation forms on behalf of the Building Safety Division. -The energy plan check consultant must also complete the attached “Energy Conservation Plan Check Consultant Qualification Statement”. -Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy Efficiency Compliance Documentation”. Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall not be more than one-inch lower than the threshold of the doorway. Landings shall be level except for exterior landings, which may have a slope not to exceed 1/4 unit vertical in 12 units horizontal (2% slope). -A door may open at the top step of an interior flight of stairs, provided the door does not swing over the top step. -A door may open at a landing that is not more than 7¾ inches lower than the floor level provided the door does not swing over the landing. -Screen doors and storm doors may swing over stairs, steps or landings. Provide a complete full-height section and details of stairway showing: - Maximum rise of 7¾ inches and minimum run (tread) of 10 inches. -Minimum width of 36 inches. -Minimum headroom of 6 feet 8 inches. -Framing (stringer, landing, etc.) size, bracing, connections, footings. -Enclosed usable space under a stairway requires one-hour fire-resistive construction on enclosed side. Handrails shall satisfy the following: -Provide continuous handrail for stairways with 4 or more risers. -Handrail shall be 34 to 38 inches above the nosing of treads. -The handgrip portion of handrail shall be not less than 1¼ inches or more than 2 inches in cross sectional dimension. -Return handrail to newel post or wall. The following are required for attached garage/carport: - Specify one-hour fire-resistive construction (example is 5/8 “Type-X” drywall on 2x4 framing) on the garage side for walls, ceilings, posts, and beam of garage adjacent to or supporting the dwelling. Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports." 2 X 4 Studs in bearing walls are limited to 10 feet in height unless an approved design is submitted. Submit two (2) copies of a geotechnical report for the subject project in accordance with CBC. The geotechnical engineer shall include in said report applicable items noted under CBC Section 1803.6. Provide structural calculations and drawings prepared by a California Licensed Architect or Registered Civil Engineer for all structural work to be performed under the subject building permit application including: “GARDEN TRELLIS”, “TRELLIS AT SPA”,& “HADDONSTONE OBELISK” AS THEY ARE SHOWN ON SHEET “L-3”.Note on drawings: "Truss supplier shall submit calculations and shop drawings signed by a registered civil engineer to the responsible project designer who agrees to review the shop drawings for acceptance prior to fabrication. Shop drawings and calculations shall be submitted to the Building Safety Division for acceptance after the responsible project designer has noted his/her acceptance and prior to fabrication.” Truss drawings must reflect compliance with CBC Sections: -Plans, structural calculations, and specifications must be prepared by a California registered civil engineer. - Regulation of prefabricated construction including required inspections and certifications. -Connectors and fasteners shall be installed in accordance with CBC. -The ICC approved agency number must be noted on shop drawings.See the red marks on the following sheets of drawings: T-1, T-2, T-3, A1.0, A1.1, A2.0, A2.1, A3.0, E1.0, S-1, S-2, &SD-1. Please resubmit the marked up set with revised set for recheck.
