The second phase project includes tenant improvement in the remaining area of the entire building. Partition wall locations are shown dividing separate Grow rooms, Tank room, and Dry room. Two new openings are shown between the office area and grow rooms. There are two major issues on the overall design. The first issue is a dead-end corridor condition. Egress path from office areas towards the South lobby. The maximum distance for a dead-end corridor is limited to 50 feet. Plan shows approximately 70 feet long corridor outside the Grow rooms. Provide a door at the end of the South lobby to eliminate this condition. The second issue is minimum number of toilet fixtures required in the facility. Existing bathrooms are being demolished. There are two single-user restroom near the office area. It appears the plumbing fixtures are under estimated given the size of the building and number of occupants in the building. Provide a plumbing fixture calculations according the Plumbing code chapter 4 requirements. Determine the minimum number of lavatories, water closets, and urinals required for the entire building.
