This is not a plan check the plans have to be revised and a full set of plans submitted for a complete plan check.When you are ready to submit please give me a call for an appointment so that I make sure the submittal is complete. Please call (714) 647-5848 for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Fire department ( OCFA –Fire)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000).A complete set of plans including structural calculations should be submitted for plan check.Submit a full scale set of plans that shows the use an occupancy of all rooms.Please indicate if the building is sprinklered.Provide fixture calcs based on the plumbing code. In addition, please provide an analysis based on the mechanical code to justify the required number of bathrooms.The only calculations I got are for the equipment anchoring non for the slab or the proposed frame.
Proposed project seems to include a change of occupancy from S to F, the change of occupancy should be listed under the scope of work.
Provide a report by a qualified individual to indicate if the proposed use triggers any H occupancy.
An allowable area analysis by a licensed architect is required for the change occupancy.Specify the occupancy group of the different sections of the building. Please note the building code requires fire rated construction separating specific occupancies.
All new work including access at the dock need to comply with the accessibility requirements.( See the exception listed in chapter 11B if any applies)
Provide a designation to indicate what is new and what is existing. Using the notes to determine that especially with the multi digit number is very inefficient and not typically used by industry.
Why the accessible bathroom does have a door to the outside? The details provided for the accessible bathroom differ from what is provided on plans.
This project need to comply with California Green Building Code, Provide notes and details to show compliance.
The path of travel to the area of remodel need to comply with the accessibility requirements. Please show the path of travel to the area of remodel including details to show compliance.
List all structural items requiring special inspection as part of this project.
I will review the structural package once the structural calculations for the work requiring structural calcsis provided.
