The recheck of your drawing was completed this morning, 01-29-2019; and the following items from the first plan check list are not done at this time. Please see the list below for item # 6, 7, 10, 11, 12, 14, 15, 17, 19, 21, 22, 24, 25, 28, 29, 30, 31, 32, 33, 34, 35, 37, 38, 39, 40, and some of the red marks of item # 41.
Also, on sheet AN-3.0, 2 new accessible parking stalls are shown without accessible aisle (11B-502.3) or a wheel stop. Plus, one of the existing accessible parking stall is located in front of the existing ramp and is blocking the access to this ramp. This issue shall be corrected.
The bottom handrail extension of this existing ramp is shown to be partially blocking the access to the ramp. Please correct this situation.
A note on the site plans reads: “FOR REFERENCE ONLY”. If the site accessibility issues and upgrades are being incorporated on this site plan, such as new parking stall, then this note shall be removed.
Some of the comments that were red marked on sheets AN-4.0, AN-5.0, & AN-5.1 are not incorporated into the drawings.
Cross section details # 3/A-8.0 & 8/A-8.1 do not comply with CBC Sections 1021.1 & 708. Please modify these details to show compliance. (The corridor ceiling shall be constructed as required for the corridor walls). See CBC Section 708.4 exception 3.
Show compliance with CBC Section 1016.2 item # 2 for exiting through training room and out.the training room does not meet the accessory to the open office area. See sheet A-1.0

- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide the following:- Provide a fully dimensioned site plan on each set of plans. - Disabled access compliance must be shown on the site plan. - Submitted site plan on sheet AN-3.0 is an old site plan and it says: “FOR REFERENCE ONLY. This site plan shall be updated and all the accessibility issues related to site shall be shown on the updated site plan.City records note the type of building construction as VB under a previous code edition. Please note type of construction on drawing based on the 2016 California Building Code Chapters 5 and 6. The cover sheet refers the type of construction as IIIB.Provide on the drawings interior wall and ceiling finish schedule showing compliance with CBC Section 803 and CBC Table 803.11.
Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. This includes gates which must show compliance with CDB Section 1010. Revise/ update drawings to show compliance.
Corridors shall be fire-resistance rated in accordance with CBC Section 1020.1 & Table 1020.1. The corridor walls required to be fire-resistance rated shall comply with Section 708 for fire partitions.
CBC Section 1020.5.1, Corridor ceiling. Use of the space between the corridor ceiling and the floor or roof structure above as a return air plenum is not permitted. See CBC Section 1020.5.1 for exceptions.
CBC Section 1020.6, Corridor continuity. Fire-resistance-rated corridors shall be continuous from the point of entry to an exit, and shall not be interrupted by intervening rooms.
15. Provide a complete architectural section of 1-HR. corridor detailing fire resistive rated construction of the walls and ceilings. Detail all ducts and other penetrations CBC chapter 7.
Provide typical complete section view through one-hour corridor(s) showing compliance with CBC Sections 1020 and 708:
- Size, spacing, and material of framing members. Note gauge and ICC number and installation/construction requirements for metal framing members.
- Sheathing material and details of attachment. Note type, size, and spacing of fasteners.
- Height of partition, suspended ceiling, structure above.
- Reference each wall and ceiling fire-resistive assembly to a CBC Chapter 7 Table and item number.
- Fire/smoke damper locations, installation requirements, and required access doors.
CBC Section 716. Where corridor walls are required to be one-hour fire-resistive construction by Section 1020, windows shall be protected by fixed glazing listed and labeled for a fire-protection rating of at least three-fourths hour in accordance with Section 716.
CBC Section 716.5.3. When corridor walls are required to be of one-hour fire-resistive construction by Section 1020, every interior door opening shall be protected by a tight-fitting smoke-and-draft-control assembly having a fire-protection rating of not less than 20 minutes. Viewport in 20-minute rated door limited to 1” in diameter. Said doors shall not have louvers. The door and frame shall bear an approved label or other identification showing the rating. Doors shall be maintained self-closing or shall be automatic closing by actuation of a smoke detector in accordance with Section 716. Smoke-and-draft-control door assemblies shall be provided with a gasket so installed as to provide a seal where the door meets the stop on both sides and across the top. Show on the plans:

Therefore, the occupancy group for these training rooms is an “A” occupancy. Please provide compliance with CBC Section 508.4 and Table 508.4.4 for separating “B” from “A” on the drawings. Label and note hourly fire rating of:
- All corridors
- Fire walls
- Fire barriers
- Horizontal exits

- CorridorsPosting of occupant load. Every room or space that is assembly occupancy shall have the occupant load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or authorized agent.Show compliance for two large training rooms on the east side.CBC Section 1010.1.201, Exit doors shall swing in the direction of exit travel when serving any hazardous area or when serving an occupant load of 50 or more.See red marks on drawing sheet AN-4.0 for 2 doors on the west side that need to swing in the direction of egress travel.Panic hardware shall comply with CBC Section 1010.1.10. Panic hardware shall be provided as required by CBC Section(s):
- An Occupancy with an occupant count > 50. The combined occupant loads for two training rooms on the east side is over 50. As the result the following doors shall be equipped with panic hardware. Door # 210A, 210B, E210, 200, & 201.Show compliance on the drawings.This project is submitted as phase: I & II, however for issuance of building permit for each phase; all the accessibility issues related to that phase shall be part of the drawings for that phase. For example for phase I, please show compliance with CBC Sections 11B-202.3, 11B-202.4 & 11B-202.4 exception 8.
The diameter of the new handrails shown on detail 4/A-6.0shall be revised to show comply with CBC Section 11B-505.7.1 requirements.
CBC Section 1008.2.1, Requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.
Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms - Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarms Entrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.Sidewalks accommodating the disabled must be at least forty-eight inches (48”) wide and at least sixty inches (60”) where door swings over walk.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-247.Provide parking data on the site plan showing the total number of parking spaces provided, the number of disabled accessible spaces and the number of van accessible spaces, showing compliance with CBC Section 11B-208 and CBC Table 11B-208.2.Parking spaces must be located so that the disabled are not compelled to walk or wheel behind parked cars other than their own. Show compliance on the site plan.
CBC Section 11B-208.2.4, one in every six accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible. The words NO PARKING shall be painted on the ground within each loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials.
Sanitary facilities serving the area of new work (phase I) shall be disabled accessible. Revise the drawings to show compliance with CBC Section11B-604.
Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 11B-604 and the California Plumbing Code.
Provide complete structural calculations and drawings for suspended ceiling systems showing compliance with ASCE 7-10 Section 13.5.6.2.2. Provide updated details on sheet A-8.2 to show compliance. Any accessible route of travel shall be considered a ramp if its slope is greater than 1’ rise in 20’ of horizontal run (5-percent gradient) and show compliance with CBC Section 11B-405.
- Provide complete architectural plan views, sections, details, and notes for pedestrian ramps.
- The slope measured perpendicular to the direction of travel of a ramp shall not be steeper than one unit vertical in 48 units horizontal (2-percent slope).Size of top and bottom landings. Top landings shall be not less than 60” wide and shall have a length of not less than 60” in the direction of ramp run. Landings at the bottom of ramps shall have a dimension in the direction of ramp run of not less than 72”.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Vertical and lateral support of the “OPERABLE PARTITION”
