See the list below for item # 7, 9, & 10. Also, the new door from suite # 410 near the existing stair and the door from the new vestibule to the existing stair in suite 400 do not comply with CBC Section 11B-404.2.6. The distance between 2 doors in series shall be 48” minimum. Lastly, please see the comments in the body of list below. APPLICABLE CODE: 2016 CALIFORNIA BUILDING CODE (CBC) WITH CITY OF SANTA ANA AMENDMENTS All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.Per requirements of CBC Section 909.20 provide a “VESTIBULE” before accessing the stairways in the High-Rise Building. The vestibule shall have 44” X 72” dimensions and shall be constructed as a 2-hour fire barrier in accordance with Section 707.The door to the vestibule from the office area shall be a 90-minute fire assembly complying with CBC Section 716.5.5.Also, the vestibule shall have a pressure differences complying with CBC Section 909.20.2.4.The key note # K22 on sheet A-1 is not very clear. Please double check the CBC Section 920.2.4 for the correct language for pressure differences between “FIRE FLOOR”, VESTIBULE, AND THE STAIR and modify the this note accordingly.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide number of exit access required by CBC Section 1006.2.1for the proposed suite # 410area on the right side of the break room # 415. This space has over 49 occupant loads and requires 2 exit access doors out of this space. Revise drawings to show compliance.For suite # 410, provide and show on the drawings a separation of exit access doorsto comply with CBC Section 1007.1.1. A minimum of (93’ / 3 =) 31 feet is required between two exit access doors from this space. Per Section 1016.2 item # 5, Egress shall not pass through kitchens, storage rooms, closets or spaces used for similar purposes.Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Please modify the note # 2 under: “GENERAL DOOR NOTES” on sheet A-4 to show compliance.CBC Sections 11.227.3 & 11B-904.4.The reception counter shall have a section of counter that is at least 36” long and no more than 28 to 34” high. Show compliance on the drawings.Provide a suite number for the space at the lower right side of the drawings.See other red marks on the drawings. Please resubmit the marked up set with revised drawings for recheck.
