This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Dimension the distance to the back of the property line.
Provide window designation on floor plan.
Provide an emergency escape window for bedroom # 3 of the main house and for bedroom, one and the family room of the ADU. Specify the clear opening and height above floor of emergency escape.
Show a profile of the height of the attic and the location of the heater in the attic. Make sure there is ample height in the attic space to accommodate a heater. Also, show equipment layout in the attic, with respect to attic access.
Call out the specific location for the Simpson narrow wall at the patio.
The narrow Simpson wall need to be supported by a grade beam due to induced moment.
Dimension depth of all footings.
Provide a cross reference to a holdown detail that will be placed in the existing house.
Call out any special inspection requirements.
Provide support for the Dutch hip in both the existing house and the ADU, currently the plans show one support in the middle. A complete support for the hip and valley should be provided.
Provide a clear section that shows a ridge board, rafter, ceiling joists system; otherwise, design the ridge board as a ridge beam.
