If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)Specify the existing permitted use and the proposed use of the space. It appears from the records the last use was a retail.Specify the Type of construction and occupancy group of the space.Provide a furniture plan.Provide an occupant load analysis. Please note the number of occupant is calculated at 15 square feet per occupant. Clarify what the counter area is usedfor. Is this a bar?( A portion of the counter must be between 28 and 34 inches for accessibility)If more than 50 occupants, two exits would be required.Number of bathrooms and fixtures should be provided per the California plumbing Code.( in your calculations and analysis you are showing I toilet for each sex and 1 urinal; this is not provided on the plans.The path of travel to the area of remodel and the bathrooms serving the area of remodel should comply with the accessibility requirements.( provide notes and details to show compliance.Dimension the distance between the face of the space and the curb, a minimum 5’ level landing is required.Show the height of the counter. If this is a bar, an accessible space on the bar with the proper counter height should be provided. An area minimum of 36” must be between 28 and 34 “)Based on the floor area, the occupant load is greater than 50 and the floor area is greater than 750. Please note that the total occupant load includes the occupancy of the other rooms too. For this to work with one exit and one toilet the occupant load of the restaurant must be below 50. Make the dinning area smaller than 750.For restaurants less than 50 occupants, the occupancy group is B not A2 per section 303.1.2. Please make sure the proper designation is provided on the plans.
