For any questions related to these PC corrections, email or call the Plan Check Engineer. See contact information above. Provide a written response or reference to details pursuant to the corrections. Any revisions on the plans shall be identified as part of your responses. Submit the original checked set of plans and calculations, three corrected set of plans, two corrected set of structural calculations, and this plan-check correction sheets to the Building Department. Unprepared responses with incomplete plans or calculations will delay plan check process. Once all the items have been corrected to comply with the code requirements and clearances are obtained, the building permit will be ready to be issue.IMPORTANT ITEMS TO READ: Your early attention is suggested to the approval process from other Departments as listed in the Plan Check Checklist due to possible delays resulting from a public hearing or other processes required by other Departments. The Planning Department, Public Works Agency, Police Department, Orange County Fire Agency, and others may have requirements that could significantly affect the final design of the project. The permit application will expire 12 months from the plans submittal date. This review does not include mechanical, electrical, plumbing work (MEP). Separate applications, fees, and permits are required for MEP work. Please be advised that the permit will be issued upon verification of compliance with the corrections included herein. The approval of plans does not permit the violation of any section of the Building Code, or other ordinance or state law. Numbers in parenthesis refer to particular code sections of the 2016 edition of the California Building Code (CBC).ADMINISTRATION: Obtain all clearancesfromthe following departments listed below. It is necessary to apply immediately for the signoff as it can take months for some departments to review the project. Comply with all conditions given during approval prior to building permit issuance. ☒PlanningDivision approval on the final set of drawings (714-647-5804). The building permit must be signed by the property owner or licensed contractor or authorized agent at the time the building permit is issued: For owner-builder permits: Owner’s signature can be verified with owner’s driver license or other forms of valid ID. Owner’s representative must present owner’s approval with a copy of driver license or other forms of valid ID from the owner. For contractor building permits: Prior to the issuance of a building permit, the contractor shall have the following: Letter of authorization for agents. Certificate of workers Compensation Insurance made out to the Contractors State License Board. Copy of Contractor’s State License or pocket ID. Copy of City of Santa Ana business tax registration certificate or a newly paid receipt. Two sets of plans will be required during building permit issuance. Plans must be: Quality blue or black line drawings with uniform and light background color. Maximum 36” x 48” size with minimum 1/8” lettering size. Minimum 18” x 24” size with minimum 1/8” lettering size. Sticky back details must produce prints without contrasting shades of background color. For new buildings and additions, one additional copy of only architectural set is required for the County Tax Assessor. (California Revenue and Taxation Section 72). Interior exit discharge elements, as permitted in Section 1028.1, in buildings required to have two or more exits. Exterior landings, as required Section 1010.1.6, for exit discharge doorways in buildings required to have two or more exits. ☒The emergency power system shall provide power for a duration of not less than 90 minutes and shall consist or storage batteries, unit equipment or an on-site generator. The installation of the emergency power system shall be in accordance with Section 2702. ☒Emergency lighting facilities shall be arranged to provide initial illumination that is at least an average of one foot-candle (11 lux) and a minimum at any point of 0.1 foot-candle (1 lux) measured along the path of egress at floor level. Illumination levels shall be permitted to decline to 0.6 foot-candle (0.6 lux) at the end of the emergency lighting time duration. A maximum-to-minimum illumination uniformity ratio of 40 to 1 shall not be exceeded. Structural Review Comments Foundation details reference soils report for sub-grade information. Provide soils report for review. Sheet S-1: LCB hardware are referenced at several locations on the exterior footing. Provide structural detail and specify minimum side-cover distance. Sheet S-1: Provide a section of a double-wall detail. Referenced detail are shown as standard exterior wall. Detail 3/SD1 are referenced at exterior wall location. Verify reference number as detail as shown as a trench footing on sheet SD1. Sheet S-1: Interior footings are shown in the middle of the middle. However, it does not appear the interior footing is supporting any structural elements above. Sheet S-1: One hold-down is missing at the shear-wall near the toilet room. Sheet S-2: Provide a structural connection detail between W8x21 and 3.5” pipe. Sheet S-2: Verify Roof diaphragm notes and Horizontal diaphragm note. One reference specifies metal and another specifies wood material.
