If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)Specify the scale used on the drawings and provide dimensions on the floor plan.Specify the occupancy group and the actual use of all areas on the plans.Under the building analysis, the allowable area is shown as 34,000. Please clarify where this came from. The building seems to have multi occupancy (different occupant group) and hence the interactive equation must be used.( the sum of the ratios of the actual to allowable must be less than 1.Specify the scale under which the floor plan is drawn.Identify all 1-hr corridors on the plans.Identify clearly on the exiting plans the doors that have security car reader. Please make sure it complies with the requirements of the Provide dimensions at the floor plan.You need to eliminate all dead end corridors.Is the path of travel from the back door to the street accessible?Dimension the distance from the face of the building to the street.Provide an 18”strike edge next to the door on the open side ( see door in the sales area).Cross-reference the accessible parking stall with the detail shown on sheet A2.96.The number of fixtures and whether separate facilities are required for each sex must be per the 2015 California Plumbing Code. Provide an analysis on plans to justify the number of fixtures provided.Provide typical section view detail of all new partitions and ceilings showing: - Size, spacing, and material of framing members - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. - It is the project designer’s responsibility to coordinate work with the various trades to ensure that the size of the wall cavity will be large enough to accommodate piping, fittings, ducts, etc. There has been a continuing field problem of 2½” wide metal studs not being able to accommodate plumbing pipes. - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawing prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Provide on the drawings details for the lateral support of partitions, rails and similar space dividers less than 5’ 9” in height. - Sheathing material and details of attachment. Note type, size, and spacing of fasteners. - Heights of partition, suspended ceiling, structure above. - Reference each fire-resistive assembly to a CBC Chapter 7 Table and Item number. - Fire-blocks and draft-stops in combustible construction in accordance with CBC Section 717. Show location(s) and provide typical construction details. - Fire/smoke damper locations, installation requirements and required access doors. Refer to CBC Section 716 and mechanical Code Section 606.Please note the toilet has to be at the corner of the bathroom away from the door.Show the height between the suspended ceiling the structure above it.Provide an approved ESR report for the use of all suspended ceiling systems proposed to be used on this project including the insulated ceiling material. Please note if no ESR is available, structural design and detailing would be required. ( please note ESR are reports issued by International Code Council.A lot of mechanical equipment are planned to be installed on the roof, this will add a lot of load to the roof structure. Please address the added lateral load imposed by the added load on the building and the adequacy of the existing lateral support to resist the added load.Provide elevations for the point of sale counter and provide adequate information to show that it complies with the accessibility requirements.Show the emergency lighting requirements on the fire life safety plan. You can summarize the requirements and reference the electrical plans if the information is provided on the electrical drawings.This building is subject to the State of California Energy Conservation Regulations: - The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR,) Title 24, Par 6, 2010 California Energy Code. The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. - The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. The same information may be copied on the Electrical Plans for the Electrical Plan Checker. - The energy plan check consultant must complete the attached “Energy Conservation Plan Check Consultant Qualification Statement.”This project need to comply with the requirements of the California Green Building Code. Provide notes and details to show compliance.Delayed egress requirements:Delayed Egress Locks shall show compliance with CBC Section 1008.1.8.6, Approved, listed, delayed egress locks shall be permitted to be installed on doors serving any occupancy except Group A, E, and H occupancies in buildings that are equipped throughout with an automatic sprinkler system in accordance with Section 903.3.1.1 and an approved automatic smoke detection system installed in accordance with Section 907, provided that the doors unlock in accordance with Items 1 through 9 below. A building occupant shall not be required to pass through more than one door equipped with a delayed egress lock before entering an exit. Delayed egress devices shall conform to all of the following: - The doors unlock upon actuation of the automatic sprinkler system or automatic smoke detection system. - The doors unlock upon loss of electrical power to any of the following: The egress-control device itself. The smoke detection system. Means of egress illumination as required by CBC Section 1006. - The door locks shall have the capability of being unlocked by a signal from a switch located in an approved location. - The initiation of an irreversible process which will release the latch in not more than 15 seconds when a force of not more than 15 pounds is applied for 1 second to the release device. Initiation of the irreversible process shall activate an audible signal in the vicinity of the door. Once the door lock has been released by the application of force to the releasing device, relocking shall be by manual means only. [SFM] The time delay established for each egress-control device shall not be field adjustable. For applications listed in CBC Section 109.1 regulated by the Division of the State Architect – Access Compliance, see Chapter 11B, CBC Section 1133B.2.5. Exception: In facilities housing Alzheimer’s or dementia clients, a delay of not more than 30 seconds is permitted - A sign shall be provided on the door located above and within 12” of the release device reading: “KEEP PUSHING. THIS DOOR WILL OPEN IN 15 [30] SECONDS. ALARM WILL SOUND.” Sign lettering shall be at least 1” height and shall have a stroke of not less than 1/8”. - A tactile sign shall also be provided in Braille and raised characters, which complies with CBC Section 1117B.5.1, Item 1. - Emergency lighting shall be provided at the door. - Actuation of the panic bar or other door-latching hardware shall activate an audible signal at the door. - The unlatching shall not require more than one operation. - Regardless of the means of deactivation, relocking of the egress-control device shall be by manual means only at the door. .
