The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). This plan check includes the ADU and the patio cover. Provide a framing plan for the patio cover, show sized of all beams and roof rafters. On sheet s1, clarify which framing plan is for the patio and which is for the garage. Provide a detail for the connection of the patio cover to the existing house. Call out the size of the headers on top of all openings. Provide/show location of smoke detectors/ Carbon Monoxide alarms for the existing residence. Clarify if the garage is going to be demolished and rebuild, otherwise label all existing and new framing members. The wall legend for the garage door is not consistent with the plans. Provide a wall legend for existing wall to remain. Please clarify how the plywood is existing and the rafters are new. If new roof, call out size of ridge board. Show on plans that all bedrooms have a complying emergency escape window. Provide notes and details on plans to show compliance. Sill Plate height and clear opening dimensions. Show location of space heater in existence house and in the proposed ADU. Please clarify what measure will be taken to alleviate moisture intrusion through the concrete slab. All the details are showing as if the garage footing is new. Please clarify! Detail 5 and 6 are not consistent. Provide a detail for an approved 1-hour construction for the interior 1-hr wall with anstc rating of 50. Please provide the reference number. Detail 2 on SD! Is showing a hold down, where is the new hold down located.
