All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Please call (714) 647-5848 for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Structural engineer of record and architect of record to review pool plans and stamp as no exception taken.The block wall that is shown by others need to be a part of these plans. Provide a block wall detail and method of attachment to the existing slab.The health department must approve the pool plans.A fixed lift must be available for each of the pool and the spa. Currently the plan show an insert, I am not sure if the intension is to use one lift for both a practice that is no longer code compliance.Provide proper details to show that the location of the lift is per section 11B-1009. Provide all the details to show proper compliance.This is a fire rated building, the use of foam as a structural component contradict with the type of construction. Any use of foam as a structural component( supporting the deck should be justified and plans stamped by structural engineer and project architect.Non -structural foam is ok to conceal however, the slab on top of the foam should be self-supporting and not relying on the foam for anything other than using the foam as a pouring form.No portion of the pool or the spa should rely on the foam for support, it should be designed as self supported or extent a structural member to the concrete below.Based on the health department approval, the door must have a latch and height is specified, please provide specification on plans to show that the door opening force and hardware comply with the accessibility requirements. On the original pool submittal, the LC drawings were stamped with “ for reference only”. On the resubmittal, the” for reference only” stamp is taken out.. Please re-stamp the LC as for reference only any new work should be identified and submitted separately. This plan check did not include any new work shown on the LC plans.If for some reason you can demonstrate that the foam is non-combustible and could support structural load, adequate information should be provided to show the foam can support the entire weight of the pool plus the water as shown on the section.For safety reason please shown that the pool door eventhough it is openable from the inside without the use of any key or special knowledge or effort, it is not openable from the other side of the door.
