All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5831 for an appointment, if needed.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (714-647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department (OCFA) approval on the corrected/final sets of drawings (714-573-6126) (submittal 714-674-5854)
- Police Department approval on the corrected/final set of drawings (714-647-5840)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceThis review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 714- 647-5800 for information on submittal requirement. Remove electrical drawings. This permit is for architectural only.Provide scope of work on the drawings for each floor.( specify scope of work on plans)
Show compliance with Sections 101.1.9.7 and 1011.9.9 of 2016 CBC and revise drawings to show compliance with all applicable items. Provide complete floor plan and show location of all doors and clearly identify doors to be equipped with access control. Identify location of all rated or non-rated corridors on the drawings.Provide elevation of each card reader with height of 48” maximum including floor clear wheel chair space to insure accessibility compliance.
A letter of certification and documentation from the door manufacture and frame manufacture for all fire-rated door assemblies that requires drilling for modification, demonstrating retention of fire-rating is required. Attach certification from a nationally recognized testing laboratory that shows drilling criteria on the drawings.
Note on the drawings that all exit doors to have electronic device(s) to be operable from inside without special knowledge or key.
One exit door, openable from elevator lobby is required to access the interior existing stairway. Revise drawings to show compliance. Subject of review and comments by OCFA.( An access from the elevator lobby to a stair is required. Unless this is an existing space, an access will be required. Please make sure to make it clear as to the scope of work under this permit.
