All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.The demising partition walls between 2 suites shall be extended to the structure above to meet Santa Ana Security Ordinance. The detail 2/A5.1 shall be revised to show compliance.The occupant load of this space is over 50 (93 per sheet A3.1). And one of the 2 required exits out of this space is going through the elevator lobby, but the door from elevator lobby to the corridor is swinging in the wrong direction. Please show compliance with CBC Section 1010.1.2.1 for this door.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceDrawings sheet “A0.0”; City records note the type of building construction as IIA under a previous code edition. Please revise the type of construction on drawing to IIA based on the 2016 California Building Code Chapters 5 and 6.Do the Elevators in this building comply with the requirements ofSection 11B-407 of the 2016 California Building Code to serve as accessible route to the 5th floor?Please provide information on the drawings to show compliance.CBC Section 1008.2.1requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Make a note on the drawings.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of a stairway or ramp shall be
identified by a tactile exit sign with the following words as appropriate:“EXIT STAIR DOWN”“EXIT RAMP DOWN”“EXIT STAIR UP”“EXIT RAMP UP”
- Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit
passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Two existing doors at each end of the rated corridor are in conflict with the stair doors. Show compliance with CBC Section 11B-404.2.6 for these two doors in the series. Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B, Section 11B-204:
- Primary entrance to the building,
- Toilet facilities serving the altered area,
- Drinking fountains serving the area,
- Public phone serving the area, and
- Signs.Entrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.Parking data on the site plan showingthe number of parking spaces provided as 200, with only 5 accessible spaces.Please show compliance with CBC Table 11B-208.2 for number of accessible spaces.Sanitary facilities serving the area of new work shall be disabled accessible. Revise the drawings to show compliance with CBC Section11B-604.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 11B-604 and the California Plumbing Code.The reception counter in reception area # 500 shall a section of counter that is at least 36” long and no more than 28 to 34” high.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- New mechanical equipment on roof ( the structural calculation shall cover the sliding effect of the lateral loads for these 12’ diameter satellite dishes and a way to secure these 30 blocks at each side of eachsatellite dish )
- New equipment screening on roof if it is required per Planning Department.
