The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceA separate Building Permit Application is required for: - Each building/each suite in this building.City records note the type of building construction as IIIB under a previous code edition. Please note type of construction on drawing as IIIB based on the 2016 California Building Code Chapters 5 and 6.The length of a common path of egress travel in Group B, F and S occupancies shall not be more than 100’, provided that the building is equipped throughout with an automatic sprinkler system installed in accordance with Section 903.3.1.1.CBC Section 1006.2.1.The length of common path of egress travels in Suites “C” & “D” exceeds 100’. Revise drawings to show compliance. See red marks on sheet A-04.Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. In suite “D, rated corridor is interrupted by a room which does not comply with CBC Section 1020.6. Revise drawings to show compliance.Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”CBC Section 1008.2.1, Requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance or note on the architectural drawings for this item.Tactile exit signs shall be required at the following locations: - Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.” - Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.” - Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.” - Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”CBC Section 11B-208.3.1. Accessible parking spaces serving a particular building or facility shall be located on the shortest accessible route from adjacent parking to an accessible entrance. Since these are no communications of openings in these 3 suites, the accessible parking space serving each suite shall be on the shortest distance from parking to the entry door.Revise drawings to show compliance.Also, in buildings with multiple accessible entrances with adjacent parking, accessible parking spaces shall be dispersed and located closest to the accessible entrances.Note on the drawings hot water and drain pipes under lavatory shall be insulated.Drinking fountains serving the area of new work shall be accessible. Show compliance with CBC Section 11B-211 and California Plumbing Code.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for: - New opening(s) in bearing wall(s) - New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of equipment on the roof) - New equipment screening on roofPer CBC Section 1607 and item # 26 of Table 1607.1, Roof live load is 20 PSF. The roof live load on the drawings and calculation shall be updated for this value.For detail # 4/S-4, provide a sequence of construction for this footing enlargement/ reinforcement.The gross weight of proposed equipment on the roof shall be called out on the roof framing plan.Some of the details on sheet “S-3” shall be updated to reflect the proposed framingreinforcement.Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A table of contents must be provided and pages must be numbered for referencing purposes. Resubmit revised calculations showing compliance.A key plan must be provided for the structural members designed on all pages of calculations so that the calculations and plans may be correlated.
