If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Resubmit 2corrected sets of plans.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide on the drawings the following information for the proposed gate at the top of the stair #3: - Door/ gate sizes - Hardware complying with exiting and disabled accessibility requirements - Show compliance with the City of Santa Ana’s Security Ordinance (Contact the Santa Ana Police Department Crime Prevention Section by telephoning 714-647-5840)All doors/ gates require a level floor landing on each side in accordance with CBC. Provide typical door/ gate threshold details and details of change in floor covering material.Show compliance for the proposed gate at the top of the stair # 3.The width of the level area on the side to which the door/ gate swings shall extend 24” past the strike edge of the door for exterior doors.Show compliance for the proposed gate at the top of the stair # 3.Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Show compliance for the proposed gate at the top of the stair # 3.Note on the drawings: (for the proposed gate at the top of the stair # 3) “Maximum effort to operate doors/ gate shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. The bottom 10” of the gate at the top of proposed stair #3 shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition. Show compliance and the drawings.CBC Section 11B-504.4.1, Where stairways occur outside a building, the upper approach and all treads shall be marked by a strip of clearly contrasting color at least 2” wide and placed parallel to and not more than 1” from the nose of the step or landing to alert the visually impaired. The strip shall be of a material that is at least as slip-resistant as the other treads of the stair. Show compliance and the drawings.Provide details for the guards for unenclosed floor openings at the top of proposed stair # 3, which are more than 30” above floor below.Walks must be at least forty-eight inches (48”) wide. Show compliance for proposed walk at North side of propose stair # 3. Also, provide a continuous walking surface from this gate to public way.CBC Sections 11302.3 & 1113A.5. Walks and pedestrian ways shall be free of gratings whenever possible. For gratings located in the surface of any of these areas, grid openings in gratings shall be limited to ½” in the direction of traffic flow. Provide construction detail to show compliance for the “TRENCH DRAIN” at the new stair landing in the parking level.The size and thickness of the proposed new footing for stair #3 shall be called out on the sheet “SC4.8”.
