This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Grading permit is required, check with public works.
Provide a soil’s report.
Show location of space heater.
Provide water proofing material for the balcony.
Title24 should be done for the whole house.
Add note to indicate that the Carbon monoxide alarm and the smoke alarms are interconnected and are hard wired.
Provide a fan in the existing bathroom where the window has been eliminated.
Show that all windows in the bedrooms comply with the emergency escape requirements.
Provide stair step dimensions; run and rise.
Any usable space under stair must be rated.
Provide handrail dimension and picket spacing.
Dimension clear width of stair.
Garage must be separated from the house by fire rated drywall. Call on plans.
Dimension balcony railing.
Please clarify if the intention is to have a part of the garage supported on raised floor. If so, provide a detail of the transition point.
The Raised floor in the garage supporting vehicle need to be designed for the vehicle load.
Specify on framing plan the length of the 4X6 headers supporting the floor load. Show clearly all header support.
This project need to comply with the California Green building Code requirements, provide notes and details to show compliance.
