The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments. This application is for placing a small storage container, 768 SF, on an existing site. However, the drawing shall show full compliance with requirements of CBC 2016 for the proposed application. Show full compliance with the requirements of Section 415 on the drawings. See Sections 415.5.1 for emergency alarm, Section 415.6.1 for fire separation distance, and Section 415.9 for construction of “H-2”.Per Section 414.1.3 of CBC, Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit report to the building official identifying the max. Expected quantities of hazardous materials to be stored, used in a closed system and used in open system… a list of all said materials, listing their quantities and how they relate to specific California Building Code Tables 307.1(1) and 307.1(2) items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers.Show compliance with the requirements of CBC Section 508.4 and Table 508.4 for separation of occupancies on the drawings. (Min. of 2 Hours fire separation is required for “H-2” from “B”, “F-1”, “S-1”).Seismic Important Factor shown on sheet 1344-T1 of drawings shall be checked and brought up to compliance with CBC Table 1604.5 and Table 1.5-1 of ASCE 7-10.For seismic design loads show compliance with Section 12.7.2 of ASCE 7-10 and include 25% of live load for calculating the “W”. See calculation sheet 16.Calculation on sheet 2 calls live loads of 250 PSF for this storage building. However, sheet 1344-T1 and sheet 1344-04 of drawings refer to 100PSF of live loads. Please update the drawings to match calculations. (Also, sheet “C” of drawings designates the live load for this storage as 500 PSF. Please provide matching number for calculation and drawings).All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Panic hardware shall be provided as required by CBC Section(s): - H OccupancyAll doors require a level floor landing on each side in accordance with CBC Section 1010, and chapter 11B. Provide typical door threshold details and details of change in floor covering material.Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.Tactile exit signs shall be required at the following locations: - Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.” - Each exit door that leads directly to a grade-level exterior exit by means of a stairway or ramp shall be identified by a tactile exit sign with the following words as appropriate:“EXIT STAIR DOWN”“EXIT RAMP DOWN”“EXIT STAIR UP”“EXIT RAMP UP” - Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.” - Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.” - Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsEntrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-274.Show compliance with the requirements on the drawingsSanitary facilities serving the new area of new work shall be disabled accessible. Revise the drawings to show compliance with CBC Section11B-604.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 11B-604 and the California Plumbing Code.Show/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use. Note on drawings: - All enclosed portions of buildings customarily occupied by human beings shall be provided with natural ventilation by means of openable exterior openings readily controllable by building occupants, with an area not less than 4% of the floor area being ventilated. CBC 2016 California Mechanical Code. - Provide mechanical ventilation for each area/room in accordance with the 2010 California Mechanical Code.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for: - proposed storage room with proper Importance factor and Risk category. - New mechanical equipment if it is required by Planning Division.The following information related to wind loads shall be shown, regardless of whether wind loads govern the design of the lateral-force-resisting system of the building: - Basic wind speed (3-second gust), miles per hour (km/hr). - Wind importance factor, I, and occupancy category. - Wind exposure. Where more than one wind exposure is utilized, the wind exposure and applicable wind direction shall be indicated. - The applicable internal pressure coefficient. - Components and cladding. The design wind pressures in terms of psf to be used for the design of exterior component and cladding materials not specifically designed by the registered design professional.Earthquake design data. The following information related to seismic loads shall be shown, regardless of whether seismic loads govern the design of the lateral-force-resisting system of the building: - Seismic importance factor, I, and occupancy category. - Mapped spectral response accelerations, SS and S1. - Site class. - Spectral response coefficients, SDS and SD1. - Seismic design category. - Basic seismic-force-resisting system(s). - Design base shear. - Seismic response coefficient(s), CS. - Response modification factor(s), R. - Analysis procedure used.Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A table of contents must be provided and pages must be numbered for referencing purposes. Resubmit revised calculations showing compliance.See other red marks on the drawings. Please resubmit the marked up set with revised drawings for recheck.
