A recheck of your drawings was completed this morning and the following items from the first plan check are remaining incomplete at this time. See the list below for item # 2, 5, 6, 8, 10, 12, 13, 15, 16, 17, and 18.
The resubmittal drawing is a full TI plan plus the roof screening. Please update the building permit application to cover all the items included with these drawings.
Also, the proposed ramp shown on sheet A-8.0 is missing the following information:
With of top landing to be 60” min.
Length of lending to be 60” min.
Bottom landing to be 72” min.
Landing at the door to comply with CBC Section 11B-405.7.5
Handrail for the ram to comply with CBC Section 11B-405.8
Handrail gripping surface to comply with CBC Section 11B-505.6
Handrail extensions shall return to a wall, guard, or the landing surface. 11B-505.10.1

All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.Please return marked up set of drawings with corrections.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide the following:
- Provide a fully dimensioned site plan on each set of plans.
- Disabled access compliance must be shown on the site plan..Show on the plans:

- Type of ConstructionProvide complete details on the drawings showing how the replaced units are attached to the existing roof framing and justify what resist the lateral loads of these units.The Civil Engineer for this project shall evaluate the existing building for additional wind load on the building due to proposed 10’ high roof screening.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B Section 11B-202.4:
- A primary entrance to the building or facility,
- The toilet serving the area,
- Drinking fountains serving the area,
- Public phone serving the area,
- Accessible drinking fountains, and
- SignageProvide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Justify that a 2 1/2” diameter tubing 16 ga. Can support compression loads of the 10’ screening in the back of details “B” & “A” on sheet “A-5.0”.
- New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of
equipment on the roof)
- New equipment screening on roof
- Structural support of exhaust duct for detail “C/A-5.0”.
- Justify existing roof rafters ( 2 X 10 @ 24” O.C.) to resist the reactions of the 10’ high roof screening.
- Justify 16d nail to connect new 4 X 10 to existing roof framing. ( 16d nail is only 3 ½” long)Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A table of contents must be provided and pages must be numbered for referencing purposes. Resubmit revised calculations showing compliance.A key plan must be provided for the structural members designed on all pages of calculations so that the calculations and plans may be correlated.
