This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Provide building information on plans:
- Occupancy type: R3 / U
- Construction type: Type V – B
Indicate detail and section references as to their appropriate location on the planview.Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. (CRC Table R302.1 (1)) Walls of dwelling units and accessory buildings without an automatic residential fire sprinkler protection with a fire separation distance less than 5 feet are required to have a full one hour rating. (CRC Table R302.1 (1)) Garage roof plan doesn’t match structural plan, please revise accordingly.
Foundation and floor slabs on expansive soil shall conform as follows, unless approved soil report indicates soil is not expansive by the Expansion Index Test method, or recommends other details (1808.6 ):
- Continuous footings under exterior walls and interior bearing walls extending below grade 24" and
18" respectively and below foundation wall crawl hole. Piles or piers are permitted without
interconnected grade beams to support first floor loads only. Pad footing located under a reinforced
slab within the confines of a perimeter footing need not be connected by a grade beam.
- Two continuous No. 4 bars 4 inches from bottom and two continuous No. 4 bars 4 inches from top of
foundation.
- Floor slab 3½ inches thick over 4-inch thick coarse aggregate base or plastic moisture barrier
membrane (6 mils thick) and reinforced with No. 3 bars at 24 inches on center both ways or 2 layers
of 6 x 6 - 10/10 welded wire fabric or 1 layer of 6 x 6 welded wire fabric.
- Saturate the soil 18 inches deep before placing the concrete slab.
Provide calculation and detail to show how 4 hip connections will be supported.
Please note special inspection is required for nailing 4” and under.
Show location of CMU wall on the plan (showed on page 10 of calculation.).
Provide landing at the garage door.
