General:All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3 corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5896 for an appointment.Please return marked up set of drawings with corrections.
Building Plan Review Comments:Sheet G001: Please clearly clarify whether the primate enclosure structure is a part of the proposed improvement; coordinate with structural plan sheet S300. If it’s part of the improvement, please provide the following: Clearly show location of the proposed improvement (primate enclosure).Reference to the correct sheet for the primate enclosure structure information. On the plan, please provide a clear description describing the scope of work. Please clearly show/provide an accessible path of travel from the alteration/improved areas to the accessible restrooms. Restrooms serving the area shall be made accessible to persons with disabilities. Please provide restroom plans and details to show conformance with Chapter 11B, Division 6. (11B-202.4) Sheet G002:Occupancy classification: Group M appeared inaccurate. Please revise occupancy classification as applicable with Chapter 3. Sheet A401:Please clearly show bottom landing of ramps (72” minimum measured in the direction of travel). Provide sections through the ramps to handrails and edge protection complying with Section 11B-505 and 11B-405.9, respectively. Sheet A461: Please cross-reference details onto sheet A421 so that details can be easily located. Sheet A501: New ramp to the pool viewing area: Provide ramp information to show compliance with Section 11B-405 and handrails complying with 11B-505. Sheet A502: Please cross-reference details to sheet A501 so that details can be easily located. Sheet CG201: Employment area: Please show clear dimensions at the circulation and common use space. A minimum 44” clear access is required for the accessible route to the accessible restroom. Restroom at the Caging building shall be made accessible to persons with disabilities. Please show restroom complying with 11B, Division 6. (11B-213)On the plan, please provide door and window schedule. Provide door hardware. Door hardware shall be complied with the following: Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Structural Review Comments: CMU Wall calculation: Calculations shall reference and comply with the 2016 CBC. Please update formulas, design stresses, schedules and computer sheets as necessary.Detail 7/S910: Please provide wall positive anchor (connection) at top of wall to the roof diaphragm. The primate mesh enclosure structure calculation: Calculation must be legible – Please increase font size. Foundation design: Please limit soil bearing pressure to 1500 psf; otherwise, soil report is required. Sheet S402: View Shelter Provide complete details to show connection of beams to columns, and provide detail for diagonal braces. Details shall be clearly cross-referenced onto the plan. Please show/provide lateral support for the view shelter structure. Provide details. Sheet S401: Provide structural details for the new ramps. Details shall be clearly cross-referenced onto the plan. Sheet S500: Under-water View StructureFor clarity, please provide a detail to show the connection of the double 4x8 beams to its support. Provide detail to show connection of HSS columns to concrete pilasters. Show/provide lateral resisting system for the free standing structure. Provide calculation and details. Glass wall panel separating the pool and viewing area: Please provide testing report and specification to justify the structural capacity of the glass panel. Provide structural calculation and details for the glass wall panel support and attachment. (End of Comment)
