All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5812 for an appointment.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Provide the following:
- Disabled access compliance must be shown on the site plan.When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications. CBC section 3408.Occupant calculation shows 82 occupant in dining area, seating plan on floor plan shows 92 ,please revise accordingly.Show waiting area on floor plan and provide occupant load for that area and add to the total occupant load.Show on the plans:

CPC422.2Panic hardware shall comply with CBC section 1010.1.10. Panic hardware shall be provided for Occupancy with an occupant count more than 50.CBC Section 1010.1.2.1 Exit doors shall swing in the direction of exit travel when serving any hazardous area or when serving an occupant load of 50 or more.All doors require a level floor landing on each side in accordance with CBC sections 1010.1.5. Provide typical door threshold details and details of change in floor covering material. ( For the back Door)CBC Sections 11B303, Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.(For the Back door)Show back door is in compliance with accessibility, if it is used as a second exit door.Show storage is in compliance with accessibility.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 11B-202.4:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsCurb ramp cannot be on access aisle of accessible parking.Show cash register is in compliance with accessibility.CBC Section 11B403.5.1. Every portion of every building in which are installed seats, tables, merchandise, equipment, or similar materials shall be provided with aisles leading to an exit. Every aisle shall not be less than 36” wide if serving only one side, and not less than 44” wide if serving both sides.Complete the attached Disabled Accessibility Documentation Form.Note ICC Research Report Number on the drawings for Walk-in cooler and or freezer.Provide complete construction detail stamped by a license engineer for the Walk in Cooler,.Please verify if the Walk in cooler is pre-fab or custom built, provide ICC report for Pre-fab cooler.Provide 2-hr fire separation between A2 and B Occupancy without sprinkler.Provide detail for seismic strap for the water heater.Provide a complete suspended ceiling system plan and section detail showing the following:

- Perimeter wires
- Separate fixture wires for lights and mechanical devices
- ICC Research Report number for the suspended ceilingThe reflected ceiling plan and details must show compliance with CBC Sections 711.3.1, 803, 1613, and 1705 (special inspection) for suspended ceiling systems.Is there any new roof top unit ? if there is show on the roof plan.Please verify if the Mansard on section is new or existing.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of
equipment on the roof)
- Structural support of shaft(s) and/or hood(s)
