The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
Public Works Agency approval (647-5039).
School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work.
Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Sheet A1:
Plumbing fixture flow rate: Please revise note #7.C to specify Faucets (in general) with maximum flow rate of 1.2 gpm; and note #7.D for kitchen faucet with allowable flow rate of 1.8 gpm.
It appears that all existing windows and doors will be replaced – Please revise Project Description to include the windows and doors replacement.
On the plan, please show surface drainage slope and pattern. Lot shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6” within the first 10’ (5%). Please revise site plan accordingly. (R401.3 CRC)
Sheet A2:
Existing bathroom adjacent to the new addition: An exhaust fan is required for the existing bathroom since the addition is blocking the ventilation.
Please show dryer duct and point of termination. A domestic clothes dryer duct shall be of metal and a minimum of 4” in diameter. The exhaust duct shall not exceed a total combined horizontal and vertical length of 14’, including two 90 degree elbows. Two feet shall be deducted for each 90 degree elbow in excess of two. (504.4.2 CMC)
Window 3 located adjacent to the tub shall be tempered glass.
Kitchen: Please clarify whether there is an island. At least one receptacle outlet is required at the kitchen island.
Please specify on plan:All branch circuits supplying receptacles in residence, except bathroom and garage, shall be protected by a listed arc-fault circuit interrupter (AFCI).
Provide at least one waterproof and GFCI receptacle outlet on the exterior rear wall of the building.
Window Schedule: For clarity, please specify U-factor = 0.30 and SHGC = 0.23.
New steps at the door between garage and residence: Please provide/show section through the steps to show rise and run dimensions. (R311.7)
Provide section through new sliding door landing and steps to show rise and run dimensions. (R311.7)
Sheet A3:
Exterior Finish note #1: Please revise roofing material note to provide minimum class ‘B’ roofing.
On the plan, please provide under-floor vents. Provide additional vents to replace vents blocked by the addition. (R408.1)
Sheet A6:
On the plan, please show/provide construction waste reduction, disposal and recycling program.
Sheet A4:
Framing Notes: Please revise notes and code reference to reflect with the 2019 Code edition.
Nailing Schedule Table: Plan shall be legible. Please increase font size and contrast.
Sheet A4, Roof Framing Plan
Detail 16/A5 called out at the 4x10 ceiling beam was not applicable. Please coordinate and revise plan accordingly.
Plan was lack of detail reference. Please provide complete detail to show how the roof framings are supported. Please see marked-up set for additional information.
Detail 6/A5 called out for the ridge beam is not applicable. Please provide detail to show ridge beam condition.
Provide detail over the new California Frames to show additional bracing to support additional framings over the existing roof rafters.
Plan was incomplete. Plan review will continue at time of resubmittal and additional comments may be required.
Sheet A4, Foundation / Raised Floor Plan
Detail 1/A5: Please revise detail to show minimum 2-#4 at top and bottom of footing.
Detail 1/A5: A minimum of 18” deep footing is required – Please revise detail accordingly.
On the plan, please specify minimum footing size for the interior concrete pier.
Detail 2/A5: Please revise detail to show positive connection (dowels) between concrete pad and pier. Show footing reinforcement.
Detail 2/A5: Please specify pressure treated wood post or provide minimum 8” separation between finish grade and wood.
Detail 9/A5: Please specify epoxy type for the concrete dowel.
Provide a typical detail at interior wall footing.
Structural calculation:
Structural design is required for the proposed addition/alteration. Provide vertical and lateral analysis. Revise plan and details as necessary.
Final plan and calculation shall be stamped, signed, and dated by a California registered civil/structural engineer or architect.
