The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -If the project does not meet City’s Grading Exemptions, a Grading Permit is required. Application is made through the Building Safety Division (647-5800) and theplan review is by the Public Works Agency (647-5039). Sheet A1: On the plan, please show surface drainage slope and pattern. Lot shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6” within the first 10’ (5%). Please revise site plan accordingly. (R401.3 CRC) On the plan, please show location and size of main and sub electrical panels. Sheet A2: Plumbing fixtures flow rates: Please revise note #6 C to specify Faucets, in general; and note #6 D for Kitchen Faucet. Front (South) Side Elevation: Note #6 called out on the Front Side elevation was not applicable. Please coordinate and revise plan accordingly. Kitchen: Please show/provide exhaust hood with minimum 100 cfm exhaust rate. Please show/provide an exterior lighting fixture with a switch control at the sliding door. Provide at least one WP/GFCI receptacle outlet on the rear of the building. Please provide the following notes on the plan: All branch circuits supplying receptacles in residence, except bathroom and garage, shall be protected by a listed arc-fault circuit interrupter (AFCI). Show on the plans. (210.12 CEC) On the plan, please provide/show whole-house ventilation. On the plan, please specify U-factor of 0.3 and SHGC of 0.23 for the windows, per Title 24 calculation. Building Section: Please specify/show wall and roof insulation, R-15 and R-38 respectively. Sheet A4: Slab information: Please revise spacing of rebar to show 18” on center maximum – revise slab information on foundation plan, foundation note #2, and detail 1/A4. Please reference detail 11/A4 onto the plan for shear transfer around wall opening. Structural calculation was not provided. Please provide two copiesof structural calculation for the proposed building for final review and approval. Title 24 Energy Conservation: Newly constructed low-rise residential building shall have a photovoltaic (PV) system meeting with Section 150.1(c)14. On the plan, please show compliance with Section 150.1(c)14. (End of Comment)
