General:
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit (3) corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only.

Please update architect’s stamp with a updated Renewal date. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. Fire Department approval on the corrected/final set of drawing (647-5839 or 647-5700). Police Department approval on the corrected/final set of drawings (647-5840)Public Works Agency approval (647-5039).School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance.
Sheet A-1: Project Description: For clarity, please provide a statement describing the business type and operation information for the Certificate of Occupancy. Applicable Codes: Please revise plan to specify the current applicable codes (2019 code edition). Residential Code is not applicable to the project – please omit. To be consistence with the current code, please specify Occupancy Group, instead of Occupancy “Rating”; and Type of Construction V-B for type B nonrated construction. Type of Construction for the metal canopies: Please clarify whether it’s type II-A or II-B. On the plan, please clarify whether the Fire Sprinkler are provided in any building. Construction done without permit should be considered new work. Please revise plan to identify/label work done without permit as New (N). Storage racks: Please revise note to reduce the outdoor storage racks to 5’-9” tall max. New detached metal structures: Plan indicated as carports appeared inaccurate. Please identify the use of the new detached metal structures and revise plan accordingly. Due to the change of use and occupancy, building allowable analysis is required. Please provide complete area analysis complying with Chapter 5, CBC.
Sheet A-2: It appeared that the existing rated corridor was modified/altered. The fire-rated corridor shall be comply with Section 1020 and shall be continuous to an exit. Please revise plan accordingly. Provide a floor plan with full dimensions for the detached metal structures. The existing walls along the corridor appear to be a structural wall – please verify. Where existing bearing walls/beams have been removed, please provide new beams. Provide calculations as necessary.
Accessibility Requirement: 11B-202On the plan, please provide/show an accessible route from the public sidewalk, from accessible parking stalls to the accessible primary building entrance. (11B-202.4)Provide an accessible route between buildings/facilities. Accessible route shall be 5% maximum slope, measured along the path of travel, and 2% maximum cross-slope. Accessible path exceeds 5% slope shall comply with ramp requirement per Section 11B-405. On the plan, please show/provide accessible restroom facilities serving the area. Restrooms shall be accessible to persons with disabilities. Please provide restroom plan(s) and details to show compliance with 11B – Division 6. If exception #8 of 11B-202.4 (20% rule) is used, the Disable Access Compliance Documentation Form shall be completed, and show compliance on the plan. Attached is the Disable Access Compliance Documentation Form for your use. Plan was incomplete. Plan review will be continued at time of resubmittal. Additional comments may be required.
New Detached Metal Structures Exterior wall located less than 10-ft from the property line shall be provided with fire-resistance rating in accordance with Table 602, CBC. Maximum area of exterior wall openings shall comply with Table 705.8. Parapets shall be provided on exterior walls where required by Section 705.11.
Structural Review CommentThe calculations shall reference and comply with the 2019 CBC / 2018 IBC. Please update formulas, design stresses, schedules and computer sheets as necessary.A soil investigation report is required. The soil engineer shall investigate the soil condition to meet the soil classifications for the use of the Soil anchor. The building will be partially enclosed – Please provide calculation for out-of-plane loads. The main building: The existing walls along the corridor appear to be a structural wall – please verify. Where existing bearing walls/beams have been removed, please provide new beams. Provide calculations as necessary.(End of Comment)
