There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
On the plan, please provide recycling program to show compliance with the Green Building Code.
Sheet A1:
Project Description: Please revise job description to clarify the expansion 6-ft expansion of the existing residence along the rear elevation.
General note 5: Please revise note 5.C to specify Faucets (in general) with the allowable flow rate of 1.2 gallon per minute; and note 5.D for kitchen faucet.
Sheet 2:
Structural information (beams, posts) shall be shown on the structural plan – Please omit structural information on the floor plan for clarity.
Please specify minimum 20 minute fire-rated door with self-closing and self-latching for new door between garage and residence.
Provide vehicle protection / barrier for washer / dryer and water heater.
Provide/show smoke alarm in each sleeping room and at area giving access into each sleeping room.
Provide/show smoke and carbon monoxide alarm outside of the existing master bedroom.
Please show 3-ft landing on the exterior side of the new doors.
Provide detail for steps to show rise and run dimensions.
Specify tempered glass for glazing in French Doors.
Show/provide a receptacle outlet within 3-ft of the new water heater.
Provide/show exterior lightings with switch-controlled at the new exterior doors.
Structural Comments:
Please provide a signing date for the engineering signature.
Sheet S1: Section B – Provide a continuous purlin to support the new rafters.
Sheet S2: Roof Framing Plan
Drop Beam: Please revise plan to provide 7x14 psl beam per calculation.
Detail 12/D1 called out over the garage hatched area was not applicable. Please revise detail accordingly. Provide ceiling beam to support existing plus new roof framing as necessary.
Framing Notes: Please revise notes and code reference to the current code edition.
Detail 2 called out at ceiling under the new ridge line was not a valid detail. Please coordinate and revise plan accordingly.
For clarify, please omit/remove foundation/footing information provide on the roof framing plan. Footing and floor framing information should be provided on the foundation and raised-floor plan.
Detail 17/D1: Please revise detail to show 2x4 bracing at 6-ft on center to match with Building Section B on sheet S1.
Provide details to show how the roof rafters are supported over the bedroom 3, at the ridge line.
Provide detail to show positive connection between existing and new wall.
Sheet S1: Foundation Plan
Detail 1/D1 & 8/D1: Please revise detail to provide minimum 18” deep footing with 2-#4 at top and bottom.
Detail 2/D1: Please revise detail to provide positive connection between concrete pad and pier; and provide minimum reinforcement.
New concrete slab: Please provide maximum spacing of the rebar at 18” on center.
Show location of under access and vents.
Provide detail to show positive connection between existing footing and new footing.
Lateral / shear wall –
Due to the removal of the interior wall and the addition, lateral resisting (shear wall) shall be provided along the front wall line. Provide calculation.
Detail 3/D1 called out for posted installed hold-down anchor was not applicable. Please provide detail to show post-installed hold-down anchor condition and clearly cross-reference onto the plan.
Final plan and calculation shall be stamped, signed and dated by the California registered civil/structural engineer or architect.
