Note on the plan that what content would be stored in the warehouse area and verify the occupancy to be classified either S1 or S2. (CBC Chapter 3)Sheet A0.0. Specify Occupancy Classifications based on the function of the spaces in accordance with CBC Chapter 3 on the first floor spaces at warehouse (S2?), bakery production room (F1?) and ice cream production room (F1?). The layout of the existing vestibule, hall, bathroom #4 and the stairway does not match the latest building record (permit #:10142587), please provide following information and design on plan:Refer to red marks on plan, highlight all existing, but unrecorded partitions/walls to be legalized. Provide wall assembly details in the wall legend and cross-reference to the floor plans.Identify the use of the space underneath of the stairway.The walls and soffits within enclosed usable spaces under enclosed and unenclosed stairways shall be protected by 1-hour fire-resistance-rated construction.Provide stairway design. See item #14.Stairways shall show compliance with CBC Sections 1011 and 11B-504 including applicable disabled accessibility requirements. - Provide complete architectural plan view, sections, details, and notes for stairway(s). - Dimension stairway width showing compliance with CBC Sections 1011.1, 1005, and 1009.3. - Dimension rise of steps shall be not less than 4” or greater than 7”. The run shall not be less than 11”. - Treads, nosing, and risers require compliance with CBC Section 11B-504, including no open risers and slip resistant treads. - CBC Section 1011.3, Dimension stairway headroom clearance80” minimum clearance.Handrail for stairways. Provide handrail details on the drawings showing compliance with CBC Section 1011.14, 1014, and 11B-504.6. - Stairways shall have handrails on each side. - Handrails shall be 34 to 38” above the nosing of treads. - Handrails shall extend a minimum of 12” beyond the top nosing, and shall extend a minimum of 12” plus the tread width beyond the bottom nosing. - Ends of handrails shall be returned or shall terminate in newel posts of safety terminals. - Handrails projecting from a wall shall have a space of 1½” between the wall and the handrail. - The handgrip potion of handrails shall not be less than 1¼” nor more than 1½” cross-sectional dimension or the shape shall provide an equivalent gripping surface. The handgrip portion of handrails shall have a smooth surface with no sharp corners. Any wall or other surface adjacent to the handrail shall be free of sharp or abrasive elements. Edges shall have a minimum radius of 1/8”.Sheet A2.3. The changing room shall be accessible complying with 11B-222 and 11B-803:-Provide a 60” minimum circular or T-shape turning space within the room. (11B-803.2). -Door #1B shall not swinging into the room. (11B-803.3) -Provide a bench complying with 11B-903. Show dimensions, back support, height and clear floor space on plan. -If coat hooks and shelves are provided, at least one shall comply with 11B-803.5.-If mirrors are provide, mirrors shall comply with 11B-803.6.Clarify on plan whether coat hooks and shelves are provided. If provided, at least one of them shall within the reach range Sheet A2.3 and sheet AD.6. Bathroom 01 and bathroom 02: Clarify if the sink is provided behind bathroom 02. The outlet of the dispenser shall be below the grab bar, 19 inches minimum above the finish floor and shall not be located behind the grab bars. Dispensers shall not be of a type that control delivery or that does not allow continuous paper flow. [CBC 11B-604.7]Provide accessible lavatory detail per 11B-606.Provide dimensions to show that minimum 18” clearance shall be provided from the side wall to the centerline of the lavatory.Within each bathroom, provide a 30”x48” clear floor space beyond the arc of the door swing. (11B-603.2.3 exception 2).Provide door-mounted signage for all existing restrooms. Show location of the signage on the floor plans and cross-reference signage details to the floor plan. [11B-603 and 11B-703.7.2.6]. Unisex toilet and bathing facilities shall be identified by a circle, ¼ inch thick and 12 inches in diameter with a ¼ inch thick triangle with a vertex pointing upward superimposed on the circle and within the 12-inch diameter. The triangle symbol shall contrast with the circle symbol, either light on a dark background or dark on a light background. The circle symbol shall contrast with the door, either light on a dark background or dark on a light background. §11B-703.7.2.6.3Provide wall-mounted signage for all existing restrooms. Show location of the signage on the floor plans and cross-reference signage details to the floor plan. Signs shall comply with section 11B-703.1, 11B-703.2, 11B-703.3 and 11B-703.5. Where pictograms are provided as designations of permanent rooms and spaces, the pictograms shall comply with section 11B-703.6 and shall have text descriptors complying with sections 11B-703.2 and 11B-703.5.Provide 18”x18” clear floor space in front of the tactile sign on plan, centered on tactile characters.Sheet A2.4. The bathroom 04 was altered without permit, provide design to show compliance with 2019 California Building Code:The 2’-8” wide door does not have 32” minimum clear width. Provide wider accessible door.Dimension the minimum 18 inch interior strike side clearance on the latch side of the door.Provide door-mounted signage. See item #17.fProvide wall-mounted signage. See item #17.h.Provide accessible lavatory detail per 11B-606.Provide dimensions to show that minimum 18” clearance shall be provided from the side wall to the centerline of the lavatory.Provide a 60” minimum circular within the room.Show clearance around a water closet shall be 60 inches minimum measured perpendicular from the sidewall.The sidewall grab bars shall be 42 inches long minimum, located 12 inches maximum from the rear wall and extending 54 inches minimum from the rear wall with the front end positioned 24 inches minimum in front of the water closet. [CBC 11B-604.5.1]The rear grab bar shall be 36 inches long minimum and extend from the centerline of the water closet 12 inches minimum on one side and 24 inches minimum on the other side. [CBC 11B-604.5.2] (See exception)The seat height of a water closet above the finish floor shall be 17 inches minimum and 19 inches maximum measured to the top of the seat. Seats shall not be sprung the return to a lifted position. Seats shall be 2 inches high maximum and a 3-inch high seat shall be permitted only in alterations where the existing fixture is less than 15 inches high. [CBC 11B-604.4]The water closet shall be positioned with a wall or partition to the rear and to one side. The centerline of the water closet shall be 17 inches minimum to 18 inches maximum from the side wall or partition.Toilet paper dispensers shall comply with Section 11B-309.4 Operation and shall be 7 inches minimum and 9 inches maximum in front of the water closet measured to the centerline of the dispenser. The outlet of the dispenser shall be below the grab bar, 19 inches minimum above the finish floor and shall not be located behind the grab bars.Sheet AD.6 Detail 4. Revise detail to show flush controls shall be located on the open side of the water closet.Sheet A3.0. Provide keynote #1.13 shown on the roof plan.Sheet A6.1. Add following notes to the detail:” Electrical mounting heights”:Electrical controls and switches intended to be used by the occupant of a room or area to control lighting and receptacle outlets, appliances or cooling, heating and ventilating equipment shall be located within allowable reach ranges. Refer to red marks on sheet A2.3, highlight all existing, but unrecorded partitions/walls to be legalized. Provide wall framing details in the wall legend and cross-reference to the floor plans.Sheet SN1. Floor joists live load shall be minimum 65 psf (50 psf + 15 psf) in accordance with CBC Table 1607.1 and 1607.5. Revise note (a) on sheet SN1 and design floor joist with proper live load.Sheet S2. Provide calculation to design the 1-3/4”x 14” timberstrand 1E @ 12” o.c. floor joists.Sheet S1 and S2. Design and detail he support of the 1-3/4”x14” floor joists at the stairway wall.
