A recheck of your drawings was completed this morning, 12/18/2019; and the items #14,15 & 26 from the first plan check list below are not completed/ done at this time. Plus:
The revised detail # 2/A-2.0 is missing an interior footing. Please update this detail to match the proposed foundation plan on sheet “S1-0” or remove this detail.
The revised detail 2/A-2.0 calls for new footings and new concrete slab for the entire garage area but the roof framing plan on sheet “S1-0” calls for: (E) 2 X 4 @ 24” O.C. roof rafters and existing exterior walls to remain. Please clarify the sequence of construction to maintain these existing elements and pouring new footings and new slab.
Lastly, the “Garage electrical plan on sheet “A-5.0” show 2 SD/CMA in the living room and non for the bedroom. Please correct this sheet by moving 1SD/CMA to the bedroom area.
The recheck of these items can be done over the counter. Please call (714)647-5862 to set up an appointment for over the counter recheck.
A recheck of your drawings was completed today, 11/14/2019; and most of the items from the original plan check list are not responded at this time.
These plans shall be prepared, signed and stamped by a licensed Civil Engineer for compliance with California Residential Code. Please resubmit new plans for plan check ONLY WHEN ALL THE ITEMS LISTED BELOW ARE SATISFIED/ COMPLETED.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
Provide a roof framing plan for this existing garage conversion to an ADU and show the following information on this plan:
Roof rafters size, spacing and direction.
Ceiling joists size, spacing and direction and span.
Provide a clear detail for proposed concrete curb in front of the garage door opening, detail 2/A6.0; to show how this proposed concrete curb will be tied to existing concrete and verify if there is a footing at this location for proposed exterior wall of this ADU.
Show compliance with CRC Section R504.2.2 for moisture barrier requirements under existing slab for the proposed ADU.
Drawings shall clearly show how roof drains on the North side of this proposed ADU is benign handled. Roof drain cross property line is not permitted.
The exhaust fan for proposed bathroom shall comply with CRC Section R 303.3.1.
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow
shall be required pursuant to a resolution of the City Council for the Recreation andCommunity
Services Agency; net addition of 1 bedroom.
Provide eave / overhang / projection setback to the North side property line.Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. (CRC Table R302.1 (1)) Walls of dwelling units and accessory buildings without an automatic residential fire sprinkler protection with a fire separation distance less than 5 feet are required to have a full one hour rating. (CRC Table R302.1 (1)) Openings are not permitted less than 3 feet to the property line. In dwelling units and accessory buildings without an automatic residential fire sprinkler protection openings are limited to 25 percent the wall area when fire separation distance is greater than 3’ and less than 5’. (CRC R302.1 (1)) Exterior wall penetrations less than 5’ in dwelling units and accessory buildings without an automatic residential fire sprinkler protection, or less than 3’ in dwelling units and accessory buildings with an automatic residential fire sprinkler protection shall comply with CRC Section R302.4.Show location of heating equipment on the plans. (CRC R303.8)For an FAU located in the attic provide a minimum access of 22 x 30 inches, a 24-inch wide walkway, a 30-inch deep work platform, and electric light outlet adjacent to the furnace and switched by the opening. (CMC 904.11 & 305)For each enclosed attic space with a maximum vertical height greater than 30 inches, provide a minimum of 22 x 30 inches attic access. (CRC R807.1) Interior spaces intended for human occupancy shall be provided with heating facilities capable of maintaining a room temperature of 68 degrees Fahrenheit at a point 3 feet above the floor and 2 feet from exterior walls in all habitable rooms. (CRC R303.8)
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
- Signed Energy Efficiency Documents must be printed on the plans.
- Also, submit 2 copies of signed Energy Efficiency calculations.
- The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2016 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
- The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
- The energy plan check consultant must also complete the attached “Energy Conservation
Plan Check Consultant Qualification Statement”.
- Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy
Efficiency Compliance Documentation”.
