General:All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.All items noted on this plan check report must be addressed. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow
shall be required pursuant to a resolution of the City Council for the Recreation andCommunity

Sheet A-000:Building Code: Please include the 2019 California Building Code as applicable code for the proposed addition.
Sheet A-001: Site drainage: Please revise plan to provide minimum 5% slope away from the building and 2% minimum for the French drain pipe. Reminder: Please transfer all handwritten notes into the electronic file prior to reprinting.
Sheet A-002: CalGreen note: Under Section 4.303.2 – Please revise note reference to the 2019 California Plumbing Code for plumbing fixtures and fitting requirement.
Sheet A-101: Plumbing fixture note: Please clarify the flowrate of the lavatory faucets – flowrate can be up to 1.2 gallon permit minute. Reminder: Please transfer all handwritten notes onto the electronic file prior to printing for resubmittal. Please provide an additional smoke and carbon monoxide alarm outside of (E) bedroom 1. BBQ showed outside of the new addition: build-in (fixed) BBQ shall not located under a combustible cover. Show minimum clearance from the combustible construction (wall and roof overhang). On the plan, please show location of under-floor access and vents. Provide additional vents to replace vents blocks by the addition.On the plan, please show location of attic access. On the plan, please specify U-factor and SHGC for the new windows as required by the Energy Calculation. Please provide an electrical outlet located within 3-ft of the water closet.
Sheet A-201:Roof Notes: Note #50 – To be consistence with the roof plan and building elevations, please revise roof slopes at 10:12. Exterior finish notes: There was not ADU proposed on the project, please omit note referenced to ADU unit. On the plan, please specify radiant barrier and cool roof are required, per Title 24 calculation.
Structural Review Comment
Sheet S2:Roof framing of the three-car garage: Framing Plan labeled as “Roof Framing Plan – ADU” was not accurate. Please revise plan specify as Garage Roof Framing Plan. Roof Sheathing: Please specify radiant barrier is required over the new additions. Framing Note #19: Referenced to detail 5/SD1 was not applicable. Please coordinate and revise detail reference accordingly.
Sheet S1:Garage Foundation: Please relabel the Foundation Plan as Garage Foundation Plan (not ADU). Detail 18/SD1 called out at the garage footing was not applicable. Please provide detail with concrete curb at the garage wall and level (flush) slab at the garage door openings. At gridline 1: Please review plan to provide HDU8 holddown as required by structural calculation. Provide a typical detail for the hold-down anchor to new footing. Main House Addition:Detail 16/SD1: Please revise detail to provide thicken new slab edge to overlap with the existing raise concrete footing and provide a positive connection (dowel) between the existing footing and new concrete slab. Detail 16/SD1: Please clearly show the metal flashing extends pass the existing sill plate. Provide detail for new hold-down anchor to new footing. Detail shall be clearly cross-referenced onto the plan. (End of Comment)
