The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
Sheet T-1:
Site plan: Please show surface drainage slope and pattern away from the new exterior wall foundation (5% minimum).
Under General Notes: Please update applicable codes to 2019 code edition.
Project Description: Please specify occupancy group R-3 / U.
Please show distance between the property line and new addition.
Plumbing fixtures flowrate: Please revise flowrates complying with the 2019 California Green Building Code as follow:
Water closet = 1.28 gallon per flush
Showerheads = 1.8 gallon per minute at 80 psi.
Lavatory faucets = 1.2 gallon per minute at 60 psi.
Kitchen faucet = 1.8 gallon per minute at 60 psi.
Sheet A-2:
Building Section – Please clarify why roof rafter (R.R) was labeled as new (N).
Shingle roofing is not allowed when roof pitch is less than 2:12 slope. Please revise plan accordingly.
Sheet S-1:
General Structural Requirements, Building Codes: LA Building Code is not applicable to projects under City of Santa Ana jurisdiction. Please omit/remove note.
Sheet S-3:
Roof framing details referenced to sheet S-5; however, sheet S-5 was not provided. Please provide sheet S-5 for construction details.
