This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Plans are identified as plan revision, this is not a revision to the plan but a new scope of work.
Provide a complete set of plans showing a framing plan and a construction section.
Provide three sets of plan with paper size 24”x36”.
The section on sheet A2.1 is miss leading, identify where the section is taken.
Sheet A5 that is referenced on the plans is not provided.
First Plan Review Comments: Provide adequate lateral resisting element to support the proposed balcony on both direction. Please either follow the prescriptive requirements in the CRC or provide structural calcs.
Second Plan Review Comments: Provide deck lateral load connection per Code section R507.2.4. See figure 507.2.3(1)
Provide appropriate lateral support in both direction.
Clarify what water proofing material is being place on top of the balcony; make sure the weight of this material is accounted for in the design of the framing members.
Clearly identify on the plans which details are new part of the proposed balcony and which are existing ( part of the previous permit).
Show the height of the guardrail and method of support.
Show the size of any opening in the guardrail of the balcony.
Show/ provide proper drainage for rainwater from the balcony. Please note that of the balcony has solid rail all around, a drain and overflow should be provided.
