General / Instruction
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit (3) corrected sets of plans.Please return marked up set of drawings with corrections.Please note on plan: This review does not include mechanical, plumbing, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)All unpermitted works on the first level (first floor) shall be resolved prior to building permit issuance. Final plan shall be signed and dated by the person who is responsible designing the project. Sheet T-1:Please verify with Planning Department for the job address. Revise plan as necessary. This is not a remodel. Please revise job Title and Title Block accordingly. Occupancy group: Please specify occupancy group (B) for the proposed office use on the second level. Occupant load calculation: The occupant load factor shall be based on a gross floor area; hence, it should be include the hallway area. Note: occupant load factor is 150 for office use, under the 2019 CBC. Project Summary (Scope of Work): The scope of work was not accurate. Please revise scope work for the converting of existing mezzanine to a second story office. Since it is a change of use and new story is proposed, allowable area analysis is required. Please show compliance with allowable area requirement of Chapter 5, CBC.Occupancies separation complying with Table 508.4 between B and S-2 occupancy may be required. Sheet SP-1:On the plan, please show/provide an accessible path of travel from the public sidewalk to the building entrance. The curb ramp at accessible parking: Curb ramp shall not project into parking spaces or parking access aisle. Please revise plan and provide curb ramp detail in accordance with 11B-406. Sheet A-0.1:Please cross-reference details onto the plan. Delete/omit detail that does not apply to the project. Sheet A-1:Please provide a complete floor plan for the first floor, including the use of each space/room. Egress plan: please show means of egress to the exterior of the building. Provide first floor egress plan. Existing stairway: Please show stairway width. On the plan, please provide details to show stairway contrasting stripe in accordance with Section 11B-504.4.1. Interior stairs shall have the upper approach and lower tread marked by a stripe providing clear visual contrast. Please show/provide handrail on both sides of the stairway. Handrails shall comply with Section 11B-505. Case opening between hallway and restroom hall – Please provide minimum 44” clear opening. New walls: Please provide wall construction details for the new wall. Details shall be clearly cross-reference onto the plan. Sheet A-2.1:Is this existing floor plan? If so, please specify “Existing Second Floor Plan”. Sheet A-3.1:Details shall be clearly cross-referenced onto the plan. Delete/omit detail that does not apply to the project.
